Summary: To be responsible, under the supervision of the Business Manager, for marketing, leasing, and pre-leasing of rental units. Coordinate the leasing team in all aspects of the leasing process, including but not limited to application processing, paperwork processing, pre-move-in apartment inspections, resident retention activities, and the lease renewal process.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Train and be responsible for directing the work performed by the leasing team.
Interview and hire employees by the company’s policy under the direction of the Business Manager. Establish and coordinate scheduling for leasing staff.
Coordinate leasing staff meetings.
Set weekly leasing and retention performance goals for the property.
Review staff performance, guest cards, and follow-up daily.
Meet and greet future residents enthusiastically and professionally.
Conduct tours and provide up-to-the-minute knowledge of vacancies and availability dates.
Maintain daily traffic logs, phone logs, and follow-ups.
Qualify prospects by determining their needs, eligibility, and desirability.
Thoroughly check the application through a credit agency and other resources before submitting it for approval.
Explain the lease and application in detail. Complete or supervise the completion of move-in paperwork.
Ensure that apartment inspections occur before a new move-in.
Complete file audits for pre-approval of commission eligibility.
Receipt all deposits and application fees according to company procedures.
Correctly label and store all monies received, including rent.
Maintain a comprehensive knowledge of the apartment community, appliance selling points, unit sizes, etc. This should include knowledge of the surrounding area, schools, transportation, and other pertinent neighborhood information.
Maintain up-to-date knowledge of the competition in the area--conducting weekly/monthly Market Surveys.
Maintain knowledge of other Legacy Partners communities and future residents to these when appropriate.
Work with the Marketing Department on the advertising and marketing plan for the property to include outreach marketing to area schools and businesses.
Per the Marketing Department's direction, Develop, Manage, and review all social media and Reputation Management programs.
Tour the community regularly to inspect the models and/or vacancies for readiness.
Inspect the grounds and report any concerns to the Business Manager.
Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: High school education or equivalent; two years of related experience or training; or equivalent combination of education and experience.
Language Ability: Ability to read and interpret documents such as leases, addendums to leases, pertinent move-in/move-out paperwork, and various Notices to residents such as Notice to Comply, 3-Day, and 10-Day Notices. Ability to write routine reports and correspondence.
Math Ability: Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. Ability to compare rate and ratio.
Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Computer Skills: Word & Excel, Internet software, outlook, and Yard. Supervisory Responsibilities: This job requires the supervision of the leasing team to ensure quality results in their work.

The vision requirements include close vision and the ability to adjust focus.
