Job Title : Project Manager - Mutual Services.
Full Time position - 40 hours per week.
Salary Range : $75,000-$105,000 per year based on experience. This position is bonus eligible
Schedule : Monday - Friday 8 : 30 AM - 5 : 00 PM

The ideal candidate will have five (5) or more years of experience progressively responsible experience in Project Management and / or Facilities Management with practical light construction duties.
Leisure World of Maryland Corporation, the property management company for Leisure World of Maryland, is a private, age restricted community comprised of 29 community associations representing over 5,600 homes and extensive Trust operations located in Silver Spring, Maryland is seeking a full time Project Manager for the Mutual Services Department.
ESSENTIAL FUNCTIONS & BASIC DUTIES :
- Serves as management liaison and support to assist Mutuals in project development and routine maintenance tasks.
- Provide joint oversight with Property Manager of maintenance tasks for all non-high rise Mutuals by conducting routine inspections and act as a consultant for major projects of the Mutual Services Department.
- Review annual Replacement Reserve Plans to support scheduling of repair / replacement projects
- Review ABM (Application for Building Modification) forms for compliance with Leisure World, Mutual, and local requirements.
- Provide monthly tracking reports on all maintenance and project tasks.
- Facilitate repair / replacement projects including development of scope, construction documents (in- house or with design consultant), permitting, bidding, construction administration, financial accounting, warranty follow up, etc.
- Document all maintenance repairs via written list and photos (as needed)
Determine if maintenance can be performed by PPD or by outside vendor or requires a comprehensive project plan.
SUPERVISORY RESPONIBILITY
The Project Manager-Mutual Services is responsible for the overall direction, coordination, and evaluation of the personnel directly assigned to him / her and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring and training employees : planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems
EDUCATION :
Bachelor's degree from a four-year college or university or work equivalent. Field of Study : Project or Construction Management, Business Administration or related field is a plus but not required.
PRINCIPAL WORKING RELATIONSHIPS
In addition to the Leisure World of Maryland Corporation (LWMC) staff and contract personnel, the Mutual Assistant's principal working relationships are members of the LWCC Board of Directors (including Board Committee), Mutual Board of Directors, and the community residents.
