Level 10 Management is looking to add an experienced leader to our growing team. Your main responsibility in this position is producing the highest possible net operating income for the communities under your supervision by
implementing cost-control and revenue improvement programs as well as developing annual operating
budgets and monitoring leasing and marketing plans. Your enthusiasm and leadership skills are essential
for supervising, training, and motivating your team to achieve the objectives for your assigned
properties.
RESPONSIBILITIES:
• Monitor revenue growth and control expenses to maximize the financial performance of the
properties under your direction
• Report on and stay current on market trends to make effective strategy and pricing decisions
• Hire, mentor, train, and lead your site teams to ensure that we deliver the highest level of
service to our owners, residents, and team members
• Work with support team members to ensure all administrative functions are performed at the
site
• Operate within the parameters of the approved annual budget
• Frequently visit and inspect sites and complete AD/VP Monthly Checklists to monitor physical
integrity of properties under your direction
• Prepare owner reporting packages including annual budgets, monthly owner's reports, weekly
reports, etc.
• Assist in creating annual operating budgets based on actual performance, industry
projections/trends and aggressive YOY growth schedule
• Monitor/analyze monthly financial performance, rent variations, and maintain market
intelligence
• Communicate pertinent information and primary issues with ownership
• Assure compliance with Level 10 policies and procedures
• Assure adherence to all government regulations including Fair Housing, Equal Employment
Opportunity, ADA, OSHA, and Plaintiff Liability
• Review and approve resident retention and renewal programs
• Work with the site and leadership teams to ensure that weekly, monthly, and quarterly projects
are completed to help Level 10 achieve or exceed annual goals
QUALIFICATIONS:
• Minimum of 5 years' experience in residential property management required
• 3 years minimum experience in a multi-site supervisory role preferred
• Ability to act independently and make decisions
• Strong verbal and written communication skills
• Able to multi-task and manage several projects and excel under tight deadlines
• Able to communicate effectively and efficiently with residents, team members, vendors, and
owners
• Previous experience working with budgets/financials required
• Computer knowledge in MS Word, Excel, and Outlook
• Previous experience in property management software required
• High school diploma required; College and Industry Certifications preferred
