Position : Real Estate Accountant
Location : Midtown office
Reporting to : Vice President for Finance
Benefits : Generous benefits and paid time off package
WFH : 4 days a week in the office
The ideal candidate profile includes the following qualifications :
Experience in a non-profit organization that manages affordable housing
Background in the real estate industry with experience in limited partnerships and pass-through expenses
Proficiency in analyzing cash inflows from rent, including cash reconciliation
Strong accrual accounting skills, including expense cut-off, revenue recognition, and proper classification
Experience with construction projects, including :
Hard costs directly related to the project, such as materials and construction worker labor
Soft costs related to the planning phase, such as design fees and legal costs
Ability to create reports for investors
Experience with various documents, such as loan and lease agreements
Responsible for the monthly closing of limited partnerships
Analyze and review client rent accounts receivable balances and adjust accordingly
Complete bank reconciliations to ensure proper recording of transactions and correct as needed
Analyze and adjust all material statement of financial position accounts monthly and post all accruals for quarter closing reports
Analyze and adjust the statement of activities on a monthly basis to ensure proper recording of transactions
Responsible for soft / hard close on all quarterly reporting periods and prepare quarterly financial statements reflecting YTD results and projected year-end results compared to budget
Prepare annual operating budgets to be submitted to the investors for approval
Provide monthly reporting packages for investors where required
Maintain knowledge of all rent regulations requirements
Interpret various agreements including management agreements, loan agreements, partnership agreements, operating agreements, and lease agreements
Work closely with internal and external property managers and partnership accounting teams to ensure the timely delivery of accurate financial reporting
Plan for and work with the external auditors on the performance of the year-end audits for the limited partnerships and analyze and prepare audit schedules for the limited partnership annual audits
Education and Experience Requirements :
Bachelor's degree in Business, Finance, Accounting, or another relevant field required; MS a plus
At least five years of accounting experience with a social services or healthcare organization in the non-profit sector
Demonstrated experience in gathering, evaluating, analyzing, monitoring, and responding to data in social service environments
Excellent oral and written communication skills; proficiency with MS Office and Google product suites
Meticulous attention to detail and time management skills
Pay Details : $80,000.00 to $87,000.00 per year
