Position Summary:
The onsite Maintenance Specialist/Facilities Coordinator is part of a dynamic maintenance team that provides service to commercial, multi-family, and single-family buildings located in the Santa Clara County. This role is part of a dynamic team that provides dedicated facility and maintenance oversite to a particular interim supportive housing site. Job duties require a skilled technician with construction experience to make minor to intermediate level repairs on our various buildings. Get ready to make a difference for an important cause with your facilities maintenance skills. Job duties require hands-on maintenance, working closely with vendors and staff and executing varying building improvement projects. This role requires thorough technical and facilities knowledge, clear communication and a commitment to providing excellent service to our community. The job also includes management of safety protocols in conjunction with the Safety Department. I n addition, this role will coordinate and ensure that the site aesthetics are being implemented according to LifeMoves standards and guidelines. Our goal is that our spaces are welcoming, warm and safe.
Essential Functions:
The Maintenance Specialist will be responsible for typical maintenance duties such as, but not limited to:
- Unit Turnovers
- Assists with move-ins, move-outs and routine inspections
- Prepare vacant units for re-occupancy
- Painting specialist
- Prepare surfaces for painting
- Proper protection of floors, furniture and surfaces
- Apply paints, stains and other finishes to various interior and exterior surfaces using brushes, rollers and sprayers
- Perform drywall patches and repairs and other prep work as needed
- Building Repairs and Maintenance:
- Performing carpentry work on doors, windows, fences, roofs, etc.
- Repairing and replacing flooring.
- Installing or repairing glass, tile, screens, locks, blinds.
- Troubleshoot electrical repairs related to appliances, fixtures, switches, and circuits.
- Assisting with plumbing repairs to water and sewage systems, including replacement of fittings and clearing of stoppages.
- Power washing site common areas
- Facility Support and Asset Management:
- Assisting with the relocation of furniture.
- Liaison with site vendors included but not limited to landscaping, janitorial, pest control.
- Fire, Life Safety liasion – Site expert on fire alarm system, maintaining onsite records, work with program staff to ensure monthly fire drills are completed.
- Test smoke detectors, change batteries)
- Site Key/lock management – ensure that all keys for the site are in a lock box and labeled.
- Ensure cleanliness and upkeep of common areas and workspace
- Safeguarding agency assets, including materials, tools, and equipment used by the maintenance team.
- Documentation of all maintenance activities, including work orders and completed tasks
Qualifications

- Licenses and Certifications:
- Valid California driver’s license and proof of personal auto insurance.
- Skills and Abilities:
- Ability to safely use ladders and provided tools and equipment.
- Basic knowledge of OSHA regulations
- Basic computer and smartphone skills
- Clear oral and written communication skills to receive general direction and report status.
- Interpersonal skills resulting in positive customer service.
- Attentiveness to detail and ability to maintain a clean work environment.
- Ability to work independently and as a contributing team member.
- Understanding of, or willingness to learn about, ideas and practices that promote diversity, equity, and inclusion.

Education and Work Experience:

- 3-5 years of maintenance and/or construction experience.
- Ability to remain calm and responsible during emergencies.
- An understanding of and ability to communicate with diverse types of people.
- Commitment to helping people who are experiencing homelessness to regain and maintain their independence.
- Ability to appropriately respond to and resolve conflict. Applicants with de-escalation and conflict resolution training recognized.
- An understanding of and experience working with unhoused neighbors.
- Proven experience as a painter, preferably in residential or property management settings.
- High school diploma or equivalent; some colleges are a plus.
- Ability to remain calm and responsible during emergencies.
- An understanding of and ability to communicate with diverse types of people.
- Commitment to helping people who are experiencing homelessness to regain and maintain their independence.
- Ability to appropriately respond to and resolve conflict. Applicants with de-escalation and conflict resolution training recognized.

Physical Activity Requirements:
- Lifting:
- Medical clearance to lift 75 pounds, including lifting 10 pounds overhead.
- Movement:
- Ability to sit, stand, stoop, and bend frequently.
- Ability to sit and keyboard as needed.
