About the Role
The Estimator is responsible for creating the Estimate for the construction project. The Estimate is an essential Contract Document that is used to manage the construction project and to determine overall project financial success. Utilizing knowledge of building methods, materials, and sequencing, the Estimator is responsible for making timely determinations that materially impact the scale and scope of the estimate. The Estimator also writes the applicable subcontractor contracts, verifies certificates of insurance, and procures the materials and labor to be in compliance with the Owner contract. Estimators may be assigned a specific scope within a large project or the entire scope for a smaller project, ranging from $500k to $10m.
Skills & Qualifications
- Bachelor's Degree in Construction, Engineering, Architecture, or Business and the successful completion of one or more internship assignments, each lasting 3 or more months
- Or, 4 or more years of construction project work experience with Linbeck, an MEPF subcontractor and / or design firm, in lieu of a degree
Primary Duties
Analyze drawings and specifications to ensure the assigned scope is estimated, contracted, and procured to meet contractual obligationsResponsible for take-off phase of project, including obtaining architect plans, inputting plan into take off software, and calculating different parameters of the project including wall lengths, number of switches, etc.Create bid lists, including analyzing which subcontractors are most suitable for specific projects based on size and complexity of projectsDirect the bid invitations with subcontractors, including sending invitations, verifying subcontractor receipt of invitations, confirming if subcontractors intend to bid on projects, supplying any additional information needed by subcontractors in order to submit their bid, and ensuring subcontractors are aware of and stay within the required timelineManage scoping of projects, including receiving quotes from subcontractors, scoping the quote to ensure all necessary items are included, identify any missing pieces, pricing missing itemsOversee quantity surveys, bid tabulation, estimate assembly, owner approval forms, etc.Interface with subcontractors and suppliers through proper execution of document distribution, as well as solicitation and pre-qualification of vendorsProvide guidance to scheduling preparation by interacting with project and scheduling personnel, subcontractors, and vendorsContribute to overhead and general condition planning and pricing, including but not limited to staffing, equipment, etc.Write and review all types of vendor contracts with effective inclusions, exclusions, and job / general requirementsCollect, analyze, and inventory historical cost data for inclusion in the data baseSecondary Duties
Create internal and external Potential Impacts to properly notify the Owner, Architect, Engineer, and Subcontractor that one or more quality concerns may existCompose RFI's that are clear and concise to be added as part of the contract documentationManage the RFI Log to create, monitor, and close RFI's, distributing documentation to applicable project team membersCreate clear submittal log form requirements in the Contract Documents and utilize pull scheduling to establish priority dates to ensure the design team and subcontractors meet the schedule requirementsCreate and manage the Contract Document Log, record set, and current set with all revised contract documentsIncorporate RFI's into the record and current set, per Digital Document Management standardsCreate clear submittal log form requirements in the Contract DocumentsUtilize pull scheduling dates in the log to prioritize submittals to ensure the design team and subcontractors meet the schedule requirementsManage the submittal log, including reviewing all types of submittals and shop drawings, verifying correctness per the contract documentsCreate and manage the Expediting Log to get material on time based on accurate delivery dates, lead times, and coordination with subcontractorsCreate and complete checklists and issues in Autodesk for effective Quality Assurance / Quality Control management with subcontractorsImplement all aspects of the QA / QC Program, including A3's, Pre-install Meetings, and Peer ReviewsImplement Lean Operating System concepts, such as Daily Huddles, Visual Communication, and Continuous Improvement to reduce the 8 Wastes.Compile Subcontractor and Owner closeout documentation, including Closeout Manual, Training, O&M's, Warranties, As-Builts, and Attic StockPhysical Requirements
