Job Summary
The Assistant Superintendent works alongside the Superintendent to coordinate all site construction activities as required to successfully complete the project on schedule and in budget. Responsible for running day to day operations, controlling quality and expenses, ensuring projects are constructed consistent with the contract documents, and oversight of third-party subcontractors. Represents Live Oak Contracting in developing and maintaining relationships with trade partners, owners, and developers throughout the construction process. Successful candidates will have experience in multifamily construction and exemplify Live Oak Contracting?s core values.
Core Responsibilities
- Assist in the coordination and management of all field construction activities.
- Communicate project activity to Superintendent and subcontractors to ensure performance.
- Assist in directing all field personnel and subcontractors to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
- Strategic planner and problem solver able to successfully integrate multiple project components to minimize conflicts and discrepancies and ensure exceptional results.
- Identify, define, assess, and mitigate risks and issues.
- Walk the project on a regular basis to enforce company standards for construction and to ensure a quality product upon completion.
- Assist in development of creative alternative solutions for cost, scheduling, maintenance, etc.
- Work with Superintendent and local officials to schedule inspections and re-inspections as necessary throughout project.
- Understand the project plans and specifications prior to any scheduled work performed.
- Manage and transmit all jobsite documentation including daily reports, safety meetings, material delivery tickets, jobsite photos, timecards, reimbursements, etc.
- Maintain positive relationships with all clients, subcontractors, suppliers, and other employees.
- Manage schedules and assist the Superintendent in managing procedures for final punch list performance.
- Promote job site safety, encourage safe work practices, and rectify jobsite hazards immediately.
- Administer on-site safety meetings weekly with sub-contractors.
- Maintain a clean and organized job site, including material lay down areas, interior of buildings, and construction trailer.
- Communicate proactively and effectively, focus on customers, and display a high level of professionalism, honesty, and integrity.
- Represent the organization to employees, subcontractors, clients, and communities by demonstrating the organization's mission, vision, and core values.
- Understand construction means and methods, building types, and procurement methods.
- Willingness to travel and ability to work nights and weekends as needed.
