Lloyd Construction is seeking a creative, analytical, and organized individual to join our Tucson team as a Preconstruction Estimator. This role is ideal for a natural multi-tasker with extensive knowledge of building systems and materials. As a key member of our team, you will support our preconstruction and estimating efforts.

We are looking for a team player with excellent interpersonal communication, writing, and problem-solving skills. The ideal candidate is inquisitive, engaged, and energized by the complexity of our work. A background in the Architecture/Engineering/Construction industry is essential for this position.

As a Preconstruction Estimator at Lloyd Construction, you will play a pivotal role in the pre-construction phase by meticulously analyzing project plans, specifications, and requirements to develop accurate and competitive cost estimates. Your expertise in evaluating material costs, labor, equipment, and subcontractor bids will ensure that all estimates are comprehensive and align with project budgets and timelines. You will collaborate closely with project managers, architects, and engineers to identify potential cost-saving opportunities and mitigate financial risks.

Your proficiency in using advanced estimating software and tools, combined with your in-depth knowledge of construction methods and industry standards, will be essential in delivering precise and reliable estimates. Additionally, your strong communication skills will enable you to effectively present and justify estimates to clients and stakeholders, fostering trust and confidence in Lloyd Construction's commitment to excellence and financial integrity.

Salary rate for this position will be based on experience and not necessarily reflected based on really salary range.

ROLE AND RESPONSIBILITIES:

Relationships:

  • Establish and maintain fair and honest relationships with subcontractors and suppliers.
  • Establish professional relationships with local architects and engineers.
  • Strive to be a client’s first choice for preconstruction services, including adding value to projects.
  • Work with the estimating administrator to maintain an up-to-date subcontractor’s database.

Estimating:

  • Prepare estimating assignments as scheduled and assigned.
  • Prepare and maintain a list of qualifications and exclusions.
  • Maintain a log of potential value engineering options.
  • Review all bid documents including geotechnical reports and verify completeness.
  • Collaborate on addendums and bulletins and verify subcontractors are current with the latest information.
  • Perform accurate take-offs/quantity surveys.
  • Understand labor, material and equipment requirements and stay current with material, labor, and equipment costs.
  • Participate, as required, in the final review of the estimate.
  • Attending design meetings and contributing with value analysis and constructability means and methods.

Bidding:

  • Attend pre-bid meetings and collaborate with subcontractors for site visits.
  • Prepare invitations to bid and collaborate on the selection of subcontractor for bidding.
  • Verify bid coverage for assigned trades.
  • Determine voids, duplications and ambiguities in documents and resolve with Architect and coordinate with subcontractors to verify a complete scope of work.
  • Prepare and maintain an RFI Log.
  • Prepare detailed scopes-of-work for assigned trades and make assessable for project manager’s use during subcontractor buyout.
  • Secure necessary specialty subcontractor and cost consultant input and direct their participation in the estimate process.
  • Review and document the subcontractor's and cost consultant's input to the estimate.
  • Thoroughly understand the parameters, inclusions, and exclusions of the subcontractor's estimate input.
  • Collaborate in the preparation of the bid packages to assure completeness and accuracy.
  • Prepare Bid Tabulations to analyze subcontractor quotes for completeness and prepare for handoff to the project manager.

Qualification Requirements

  • Construction and Engineering Expertise: In-depth knowledge of construction and engineering processes, industry practices, and advanced construction techniques. Certification as an Associate Estimating Professional is a minimum requirement.
  • Technical Proficiency: Effective computer skills, including proficient use of Word, Excel, Outlook, Procore, Bluebeam, Excel estimating software, and cloud-based take-off software.
  • Communication Abilities: Strong verbal and written communication skills, with the ability to build and maintain effective interpersonal relationships. Excellent presentation skills.
  • Work Ethic and Passion: Strong work ethic and dedication to timely tasks. Passionate about construction, process improvement, and professional development.
  • Management and Organizational Skills: Thorough in all aspects of the position. Ability to manage multiple projects and tasks simultaneously. Effective organizational and time management skills.
  • Team and Client Focus: Works well in a team environment. Commitment to excellent client service.
  • Minimal travel is needed.
  • Valid driver’s license, reliable vehicle, and proof of insurance.

Education and Experience

  • A bachelor’s degree in construction management, Engineering, or related field, is preferred.
  • Five years of estimating experience in commercial construction, including conceptual, schematic design, design development, and construction document phases.

Physical Demands

  • May involve periods of standing.
  • Regularly required to work with a computer
  • Occasionally required to reach with hands and arms, climb or balance, stand, stoop, kneel, crouch, and/or crawl.
  • Occasionally lift and/or move up to 20 pounds
  • Specific vision abilities include close vision, the ability to adjust focus, and color vision.
