Job Overview
The Project Manager is responsible for planning, executing, and delivering development projects on time, within budget, and to the highest quality standards. This role involves coordinating resources, managing cross-functional teams, and maintaining clear communication. The Project Manager ensures all phases of the project—from initial planning and permitting to final delivery—achieve company objectives and industry regulations. They will oversee project timelines, budgets, and performance metrics, resolving issues promptly to keep projects on track. Success in this role requires strong leadership, exceptional organizational skills, and a focus on delivering results that support the company’s strategic goals.
Responsibilities of the Product Manager
- Oversee & Lead Project Team
- Conduct meetings to review budget, timeline, and quality performance.
- Conduct 1 on 1 meetings throughout the year with all direct reports to evaluate their individual performance.
- Budget Management
- Develop project budgets for approval by the leadership team.
- Track and report all project expenses through appropriate software for approval.
- Manage project budgets to ensure profitability.
- Timeline Development & Execution
- Create detailed project timelines.
- Track timelines consistently to ensure project are being completed on time.
- Problem solve timeline issues as they develop to ensure efficient processes that help achieve company goals.
- Oversee and Coordinate All Permitting & Inspections
- Track and ensure all necessary legal approvals are obtained. This includes building permits & certificates as well as site inspections as required by local, state, and federal authorities.
- Material Procurement
- Oversee the ordering and procurement of materials to ensure timely delivery and budget alignment.
- Project Coordination
- Oversee daily operations to ensure tasks are completed on schedule.
- Problem solve issues as they arise promptly and adjust plans as necessary
- Vendor Coordination
- Manage relationships with contractors, suppliers, and other third parties.
- Reporting
- Generate and present performance reports, including budget, timeline, and quality metrics.
Qualifications and Skills
- Bachelor’s degree or professional certification in projects manager or a similar construction field is preferred.
- Successful completion of the TN Residential Contractor’s Exam within the past two years or the ability to pass the exam within an agreed-upon timeframe after hire.
- Past experience in construction project management or a similar role.
- Demonstrated success in managing and motivating diverse teams.
- Proficiency with tools like Procore, Contractor Foreman, Google Sheets, MS Project, Primavera, or equivalent platforms.
- Expertise in creating and managing budgets, forecasts, and financial reports.
- Ability to read and understand architectural drawings and construction documents.
- Strong understanding of construction methods, materials, and regulations.
- Ability to anticipate issues and implement effective solutions under tight deadlines.
- Proficiency in managing multiple projects simultaneously without sacrificing quality.
- Experience in contract negotiations with vendors and subcontractors.
- Familiarity with building codes, zoning regulations, and environmental laws.
- Willingness to travel and spend significant time at construction sites.
- Flexible to work outside standard hours when project demands require.
Job Type: Full-time
Pay: $65,000.00 - $100,000.00 per year
