The Project Manager is responsible for performing all General Property project management-related functions throughout the designated region under the general direction of the Division Manager. This role is an exempt-level salaried position as it involves significant management and decision-making responsibilities. The job involves developing and implementing strategies, making important decisions about the region’s property management functions, and exercising discretion and independent judgment.

Primary Responsibilities:
The GP Project Manager reports to the Division Manager and is responsible for the quality, timeliness, and communication for the jobs he or she directs. Responsibilities include (but are not limited to:

QUALITY CONTROL:
  • Responsible for the overall quality and timeliness of the project's completion.
  • Chief communicator with internal and external staff coordinating project deliverables of customer jobs and services which he or she oversees.
  • Ensures that the company's high level of quality standards as well as the customer's expectations are met and exceeded.

TRAINS/DIRECTS:
  • Directs and manages sub-contractor personnel work by proactively communicating expectations for both field services and administrative support.
  • Engages subcontractors with qualified and specific skill sets that align well with the needs of the customer.

SCHEDULING/TIME TRACKING:
  • Maintain established standards of timeliness for RFP's and work orders.
  • Proactively communicates updates regarding status and completion of work orders to both internal and external customers.
  • Maintain the accuracy of data in Zoho.
  • Ensured subcontractors are staying on schedule and are communicating timely regarding changes in schedule and delays in expected completion time.

SUPPORT:
  • Assists Safety Director and/or Division Safety Ambassador with Company safety program and communicates safety communications to internal and external staff, vendors, and clients.
  • Oversees employee and subcontractor communications with internal and external customers who are engaging directly with customers.
  • Establishes and maintains standards of accountability and quality of project services that the company provides.
  • Coordinates education/counseling/discipline of subordinates in tandem with the Operations Manager when performance or behavioral expectations are not met.
  • Coordinates the removal of subcontractors who do not meet the expectations of internal customers in conjunction with the Operations Manager.
  • Support field employees to ensure efficient time management.

SAFETY:
  • Assists Safety Director and/or Division Safety Ambassador with Company safety program and communicates safety communications to internal and external staff, vendors, and clients.
  • Ensure the proper use and care of assigned and/or issued company vehicles, supplies, and equipment.
  • Ensure our equipment is maintained in a safe, operable/usable condition and/or arrange for their replacement.

POLICIES AND PROCEDURES:
  • Maintain and provide updates to established policies and procedures as needed.
  • Proactively communicate with subcontractors and internal staff as needed.

REVENUE GENERATION:
  • Engages in the bid process and negotiates potential projects.
  • Works with the Division Manager and the Territory Managers to increase revenues, more services on each site, more sites with each PM, more PMs at each site.
  • Educates field staff to look for opportunities to expand the range of services we provide on each site.
  • Develops relationships with Property Managers to generate new business.

UNIFORMS:
  • Ensure that subcontractors as well as internal staff are appropriately uniformed and represent the company well.

OTHER:
  • Performed other job-related assignments as required by the client that may be scheduled or unscheduled and may involve duty performance beyond normal shift hours.
  • Provides after-hours and emergency services either directly or indirectly as needed.
  • Performs all other duties and tasks as directed by the Division Manager.

KNOWLEDE, DKILLS, & ABILITIES:
  • Experience: 3 or more years of relevant experience in property management, construction, or maintenance is essential. Experience in project management is highly desirable.
  • Project Management Skills: Strong project management skills, including the ability to plan, execute, and monitor projects efficiently, are crucial.
  • Communication: Excellent communication skills are necessary to interact with clients, sub- contractors, and team members effectively.
  • Leadership: Leadership skills to manage and motivate project teams are important for success.
  • Problem-Solving: The ability to identify and address issues that may arise during projects is vital.
  • Technical Knowledge: Familiarity with property maintenance and construction processes, as well as knowledge of relevant regulations and codes, is valuable.
  • Time Management: Effective time management skills are essential for meeting project deadlines.
  • Computer Skills: Proficiency in project management software, as well as general computer skills, is often required.

Physical Demands and Requirements:
Daily driving from job site to job site throughout the work week. In a car for long periods of time. Ability to physically show employees how to complete the essential functions of their job. Ability to use a tablet, computer, and a smartphone.
