Job Description:
Lotus Concepts Management (LCM) is seeking a highly motivated and experienced Property Manager to oversee and manage properties across Denver and throughout Colorado. This individual will be responsible for ensuring the smooth operation of all properties under LCM’s management, including leasing, maintenance, tenant relations, and financial oversight. This is an on-site position requiring travel between properties as needed.
Lotus Concepts Management (LCM) is seeking a highly motivated and experienced Property Manager to oversee and manage properties across Denver and throughout Colorado. This individual will be responsible for ensuring the smooth operation of all properties under LCM’s management, including leasing, maintenance, tenant relations, and financial oversight. This is an on-site position requiring travel between properties as needed.
Key Responsibilities:
Leasing and Tenant Relations:
- Lease out all available spaces in properties managed by LCM.
- Conduct property showings for prospective tenants.
- Create and maintain leases in compliance with Colorado real estate laws.
- Ensure rent is collected on time and handle late payments or delinquent accounts.
- Manage tenant relations, addressing and resolving tenant needs or concerns promptly.
- Handle evictions as necessary, following legal procedures and best practices.
Property Management:
- Ensure properties are well-maintained and fully operational.
- Oversee triple net (NNN) and Common Area Maintenance (CAM) charges and ensure timely completion.
- Ensure property bills are paid accurately and on time.
- Regularly inspect properties and coordinate repairs or maintenance as needed.
Financial and Administrative Oversight:
- Maintain organized property files and documentation.
- Use Appfolio (or similar property management software) to track leases, payments, maintenance, and other property management tasks.
- Ensure all accounting and financial records for properties are accurate and up-to-date.
- Monitor budgets and expenses to maximize profitability and efficiency.
Qualifications:
- Minimum of 2 years of property management or real estate experience.
- Asset manager experience is a plus.
- Proficiency with property management software (Appfolio preferred).
- Strong knowledge of leasing, property management, and real estate laws in Colorado.
- Proficiency in computer skills, including Microsoft Office Suite and property management tools.
- Excellent communication and organizational skills.
- Exceptional interpersonal skills to communicate effectively with potential and current tenants and maintain positive relationships.
- Valid driver’s license and reliable vehicle for travel between properties.
- Availability to work 40 hours per week in a non-hybrid capacity.
- Ability to multitask and prioritize effectively in a fast-paced environment.
Additional Requirements:
- Strong problem-solving skills and ability to handle difficult situations, such as evictions or tenant disputes, with professionalism.
- Familiarity with commercial property management, including NNN and CAM charges.
- High level of attention to detail to ensure leases, financial records, and maintenance schedules are accurate.
- Commitment to providing exceptional customer service to tenants and ensuring tenant satisfaction.
