Job Duties
- Conduct business with external vendors, contractors, and critical subcontractors to negotiate profitable contracts
- Secure any required licenses and permits from appropriate authorities to ensure construction is up to code
- Collaborate with clients, engineers, construction managers, and architects to determine the needed resources and scope of work, including necessary materials and expected labor required
- Plan and schedule the entire construction project, including construction operations and timelines to make sure project deadlines are met
- Manage general contractors and construction workers and give guidance as needed to ensure high-quality project performance
- Assist Project Managers and Superintendents in field aspects of construction processes
- Read and understand project documents (plans and specifications) in detail
- Assist with pre-construction activities as needed
- Verify accuracy of in-place quantities and daily production to complete daily reporting and tracking
- Assist with preparation of production reports and project cost reports, participate in project status meetings, and produce meeting minutes
- Monitor job site conditions, practices, and procedures for compliance with quality control as well as health and safety standards
Essential Skills
- An understanding of excavation techniques, equipment, and industry standards is essential. This includes knowledge of soil types, safety protocols, and construction codes.
- The ability to lead and manage a team of excavation professionals, including equipment operators, laborers, and subcontractors.
- Excellent communication skills are required to coordinate with various stakeholders, including clients, architects, engineers, local authorities, and other project team members.
- Excavation projects can encounter unexpected challenges, and a project manager should be able to adapt and find solutions quickly.
- Effective financial management is crucial. This involves creating and managing project budgets, tracking costs, and ensuring the project stays on budget.
- Knowledge of safety regulations and the ability to enforce safety protocols to prevent accidents and injuries on the job site.
- Ensuring that the work meets the required quality standards and specifications is important for the successful completion of excavation projects.
- Familiarity with contract negotiation, administration, and subcontractor management is often required.
- The ability to create and manage project schedules to ensure that tasks are completed on time.
