Job Summary
The Resident Application Processing Specialist supports the centralized lease administration and customer service for multiple apartment communities for MAA. Primary responsibilities involve processing resident applications, ensuring the verification of identity, income, and insurance coverage, and coordinating the on-boarding for new residents.

Duties and Responsibilities
Provides leasing administration and customer service support to multiple on-site teams by focusing and streamlining the on-boarding experience for new and prospective residents.Uses a variety of communication tools and technology to support multiple and geographically distributed apartment communities.
Verifies identity of prospective residents and monitors for potential cases of fraud or identify theft during the resident application process using internal tools, reports, and documentation review.
Reviews applicants’ proof of income (e.g., earnings statements) to verify authenticity and follows up for additional proof or information as needed.
Gathers, reviews, and documents proof of renters insurance for prospective and current residents and confirms completion for on-site leasing teams.
May generate and distribute standardized lease agreements electronically on behalf of an MAA apartment community within the established turnaround time independently or in coordination with on-site leasing team.
Introduces residents to available applications for such tasks as online rent payment or requesting maintenance through an online tutorial or meeting.
Coordinates the emotional support animal (ESA) process for prospects and residents.Liaises between the resident, on-site property team, and corporate legal team to respond to inquiries, status, and outcomes to ensure a streamlined and efficient process.
Supports and adapts to changes in policy, process, and/or technology as a resource for residents and/or on-site property teams.
Complies with all applicable federal, state, and local laws and regulations governing the real estate industry, multifamily housing, and leasing activities. Maintains and applies knowledge of company policies and procedures.
Pursues, obtains, and maintains applicable licenses and credentials as required to support specific geographic regions in which MAA operates.
Performs other related duties as assigned to meet the needs of the business.
Required Qualifications
1-3 years of property management industry experience with leasing, customer service, and/or administrative support are required with a high school diploma/GED.
Preferred Qualifications
Assistant property manager experience strongly preferred.
Bachelor’s degree preferred.
Knowledge, Skills, and Abilities
Knowledge of property management business procedures
Knowledge of apartment management laws and regulations at the federal, state, and local levels
Organizational skills to prioritize, perform multiple tasks, and meet deadlines
Skill and ability to communicate verbally clearly and concisely and in writing
Customer service skills and conflict resolutions skills to overcome objections and ensure customer satisfaction
Flexibility and adaptability to change
Analytical skills and attention to detail
Critical thinking and problem-solving skills
Computer skills and proficiency with Microsoft Office (e.g., Word, Excel, Outlook, and PowerPoint) or related applications and the ability to learn and operate property management applications

This job operates in a professional office environment with occasional exposure to outside weather conditions. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
