Macdonald & Company is pleased to be exclusively retained by an industrial investor and developer to identify and appoint a Managing Director of Industrial Acquisitions. The role will be based in Texas, ideally in Austin, though candidates based in Dallas or Houston will also be considered. The focus will be on sourcing deals throughout the Sunbelt and Midwest.
The company is an entrepreneurial firm with significant capital resources, aiming to become the preeminent leader in its niche within the industrial sector.
Responsibilities:
Portfolio Vision:
- Review and assess industry research to help the team monitor portfolio risk and find opportunities that offer attractive risk-adjusted returns.
- Determine, recommend and monitor relevant and important macro level statistics, trends, and measures to track and assess when making investment decisions.
- Help educate and inform our team on key economic, financial-market and portfolio strategy topics.
- Engage in evaluation of the global economic market landscape, asset allocation, and portfolio strategy.
Acquisitions/Investment Leadership:
- Lead and manage investment policies, underwriting process and decisions, and transaction execution.
- Develop and articulate investment strategy to source and evaluate new investment opportunities that align with stated investment criteria.
- Establish and execute a variety of investment strategies across geographies, investment profiles (i.e. value-add, core-plus, development, etc.).
- Lead acquisition pipeline management.
- Lead the evaluation of prospective investment opportunities.
- Be the primary point of accountability to organize and run acquisition/investment reviews.
- Recommend/approve courses of action on all investments – acquisitions, capital improvements, and dispositions.
- Manage prioritization of investment resources.
- Lead the LOI and PSA negotiation process and display critical thinking capability to mitigate risks with well thought terms.
- Lead portfolio-wide continuity between acquisitions, development, and operations.
Corporate Leadership:
- Lead, manage and improve investment policies, procedures, and decision-making processes and systems.
- As needed, hire, train, manage, and lead personnel in our acquisitions division.
- Participate in all company senior executive leadership sessions and meetings concerning company strategy, investment policies, hiring and growth decisions, and other senior level strategic decision making.
- Coordinate inter-departmental cooperation and execution of appropriate communication and strategies.
- Oversee the production of reports and presentations.
Qualifications:
- Bachelor’s Degree in Real Estate Investment, Finance, or related field required
- 10 years of professional experience with a minimum of 7 years related industrial land and existing asset acquisition experience.
- A working understanding of industrial markets across the US.
- Knowledge of financial principles as they relate to development projects with the ability to calculate complex figures, forecast, and prepare budgets.
- Ability to collaborate with internal colleagues as well as outside engineers, architects, 3rd party consultants, planners, and elected officials.
- Strong interpersonal, negotiation, and communication skills and a positive attitude
- Proactive, solution-oriented mindset.
- Thorough understanding of MS Office and Google Workspace products – especially Excel/Sheets.
