Macdonald & Company is pleased to be retained to find a VP of Investment/Development to be the market lead focused on sourcing industrial development opportunities in Houston, Texas.


Company

Our client is a national real estate investment, development, and asset management firm that has been in business for over 40 years and specializes in Class A commercial office, multifamily, industrial, and data centers. Since inception, the company has executed more than $15B in real estate transactions across 19 US states. The company is actively investing, managing, and developing in the aforementioned asset classes with a variety of investment strategies; they are vertically integrated with capabilities and infrastructure in property management, asset management, development, leasing and construction.


Role

Reporting directly to the Company’s Industrial Platform Lead, the Houston Team Lead for Development & Acquisitions will be based in the corporate offices in Houston and will oversee all industrial development deal sourcing and acquisitions in the Houston area. This individual will also be responsible for expanding the company’s industrial presence and brand, representing the company to prospective landowners, owner/operators, investors, JV partners, and the commercial brokerage community.


A specialist in industrial real estate, this executive will align with the company’s industrial investment and development strategy to identify and evaluate new opportunities. He or she will have regular interaction with the company’s principals and other members of the executive team.


Responsibilities

Daily responsibilities include, but are not limited to:

  • Identify, source and close the acquisition of land for industrial development opportunities located in Houston. The right candidate will build a platform and process to facilitate this.
  • Work in tandem with the Vice President of Development in the due diligence process for assets under contract.
  • Collaborate with Financial Analysts to compile underwriting material.
  • Present property and market specific reports to management and investment committee. Work with the Industrial team to develop long term models that will support the acquisition.
  • Utilizing a deep and thorough understanding of the relevant market dynamics, the candidate will play a key role in growing the Company’s industrial investment activities across major Texas markets with a primary focus on Houston.
  • This includes identifying and pursuing real estate investment opportunities on the Company’s behalf, through both the traditional investment format as well as non-traditional/opportunistic formats.
  • This individual will leverage the Company’s and their own track record, experience, relationships, and expertise to create new development opportunities for the company. This professional will also help prepare and lead the presentations relating to those efforts.
  • Prescreen and present potential acquisitions to the Industrial team, including the Head of the Company’s Industrial Platform.
  • Take part in negotiating various transaction related documents including Purchase and Sale Agreements and Loan Documents. Identify and communicate potential risks in the documents and present to the team.
  • Coordinate with asset management, property management, construction, outside counsel and third parties during due diligence and closing while identifying and resolving potential issues.
  • Assist in leasing the project and then transitioning to property and asset management post-closing.
  • Research and maintain in depth market specific knowledge while understanding industry trends.
  • Continuously conduct independent research on global macroeconomic developments and themes; develop an informed view of the market and market direction; identify and evaluate thematic and macroeconomic investment strategies and opportunities; make appropriate recommendations to the Principals & Head of Industrial.


Qualifications

  • Bachelor’s degree, specializing in Real Estate Business and/or Finance or related field.
  • 5 years of real estate analysis, deal sourcing and acquisitions in the industrial sector in Houston.
  • Self-starter with an ability to manage their own market and work independently but collaborate with the industrial team on moving projects forward.
  • Ability to build strong relationships with prospective and existing clients/partners and sellers/buyers of real estate.
  • Ability to read and interpret financial statements, and legal documents.
  • Efficiently organize complex and variable data and prepare presentations.
  • Mathematical and analytical skills for financial and industry data.
  • Strong multi-tasking, time management, leadership, and decision-making skills.
  • Ability to set personal and project priorities and demonstrate strong organizational skills in day-to-day and long-term planning and execution.
  • Strong analytical skills, problem analysis, project budget modeling and project scheduling. Ability to see big picture.
  • Excellent written and oral communication skills. Ability to effectively present and market themselves and the company.
