POSITION SUMMARY
Responsible for facility, grounds, equipment, and housekeeping maintenance and improvement. Supervises maintenance, grounds, and housekeeping personnel. Responsible for performing highly diversified duties to troubleshoot, repair and maintain the facility and its equipment. Monitors and inspects work performed by maintenance, grounds staff, housekeeping, contractors, and related work personnel. Participates in performance improvement, safety, security, fire life safety, and emergency preparedness programs. Acts as the facility Safety Officer.
QUALIFICATIONS
A bachelor's degree in a relevant field like business management or supply chain operations is preferred. A recognized facilities management certification is preferred. Demonstrated knowledge and experience may substitute in lieu of a degree or certifications. At least one year of supervisory experience required. Must have the capacity to be continually, physically active (up to eight hours a day) and to do heavy work - pushing, pulling, and lifting up to 100 pounds.

RESPONSIBILITIES
Maintenance
· Develops and maintains effective policies, procedures, and practices for maintenance and housekeeping.
· Always effectively ensures the cleaning and maintenance of facilities and grounds.
· Ensures maintenance and housekeeping tasks (both inside and outside the buildings) are completed in a timely and efficient manner.
· Ensures updated Material Safety Data Sheets for all chemicals used.
· Acts as a resource for the facility for safety, security, fire life safety, and emergency preparedness.
· Ensures regular, preventive maintenance of the facility, grounds, machines, and equipment.
· Maintains a schedule of when maintenance has been performed and when next service is due.
· Provides scheduled and urgent repairs of the facility and the facility’s equipment.
· Effectively diagnoses problems, replaces or repairs, tests, and makes adjustments.
· Performs troubleshooting and repair, including but not limited to, mechanical, carpentry, electrical, plumbing, sewer, landscaping, HVAC, telecommunications, pneumatic, and hydraulic.
· Always reads and interprets equipment manuals and work orders to correctly perform required maintenance and service.
· Plans, estimates costs, obtains multiple bids, and schedules facility modifications.
· Inspects construction and installation progress.
· Oversees the parking program.
· Works in a safe manner and recognizes unsafe situations. Takes appropriate action to ensure safety of themselves and others in building; Serves as the facility safety officer.
· Manages the environment of care plans including safety, security, utilities, hazardous waste/materials, medical equipment, and emergency preparedness
· Manages the recycling program.
· Maintains up-to-date records for all state, federal, fire marshal, sanitation, and Joint Commission inspections.
· Maintains a complete and up-to-date employee right-to-know program.
· Contacts and schedules vendors and contractors for necessary building and grounds repairs and emergencies that are outside the scope of routine maintenance.
· Examines building to determine need for major repairs or replacement of furniture or equipment, and makes recommendations to management.
· Manages the contract providing inspection/maintenance of the key components of the fire life safety system.
· Manages the contract that provides troubleshooting/repair of the telecommunications system.
· Manages the contract that provides landscape and grounds maintenance.
Housekeeping
· Ensures that all areas of the facility are kept clean and orderly
· Develops and maintains written policy and procedures and establishes standards, work methods, and schedules for housekeeping, maintenance, laundry services, and other related activities.
· Assigns vendors or staff their duties and inspects work for conformance to prescribed standards of cleanliness.
· Performs regular inspections of clients’ rooms, offices, common areas, storage, utility/janitorial closets, etc. for upkeep, sanitation, order, adequacy of supplies, safety, security, and comfortable environments.
· Partners with residential staff to prioritize list of rooms to be cleaned immediately and list of prospective check-outs or discharges to prioritize work assignments.
· Effectively coordinates change, repair, and housekeeping activities with affected personnel
· Investigates complaints regarding housekeeping-related concerns and takes corrective action.
· Selects cleaning and maintenance products and equipment.
· Requisitions all maintenance and housekeeping supplies and equipment and maintains adequate inventory levels to provide a clean, safe and comfortable environment.
· Manages the commercial laundry contract and ensures that necessary linen is provided.
