TITLE: Maintenance Supervisor
REPORTS TO: Maintenance Director
Non Exempt
PURPOSE OF POSITION:
The primary purpose of the position is to maintain the facility and equipment in a safe and efficient manner in accordance with applicable federal, state, and local standards, guidelines and regulations governing the facility and as may be directed by the Administrator to assure that a successful maintenance program is maintained at all times.
ROLE and RESPONSIBILITIES:
- Perform assigned work orders in a timely manner and according to priority. Ensure that all systems within the facility are operating optimally.
- Perform and document routine preventive maintenance inspections, tests and maintenance to electrical equipment, pumps, motors, emergency generator, HVAC equipment and life safety systems, etc.
- Review and interpret plans, estimate material costs, and procure materials needed to complete work orders and projects. Strive to maintain supply costs within the budget. Complete necessary documentation to comply with departmental policies.
- Engage in general building and grounds maintenance and repair work as necessary or as assigned, using proper techniques and procedures.
- Coordinate daily maintenance services with Nursing Department when performing routine assignments in resident areas.
- Ensure that work assignment areas are clean and equipment, tools, supplies, etc., are properly stored before leaving such areas.
- Supervise, and train on campus maintenance personnel in regards to tools, equipment, and all other maintenance systems.
- Ensure the Preventive Maintenance program is up to date, and that all employees follow OSHA, HAZMAT, and any other safety guidelines set forth both Federally, and by the State.

EDUCATION/EXPERIENCE/QUALIFICATIONS:
- Must be able to read and interpret Maintenance Department cost reports and other financial data and participate in the development of the Maintenance Department budgets.
- High School Diploma or GED.
- 3 plus years of Maintenance experience preferred.
