Position Summary

The Leasing Consultant / Leasing Manager will be the community’s primary sales representative whose primary duties are to generate high quality traffic through social media marketing, conduct tours, professionally present the features and benefits of their assigned community, attain a high closing ratio, and properly secure lease agreements form qualified people. This position will be assigned to our (class A) property “Regalia Bella Terra Apartments”, located in Katy Texas.

Regalia Bella Terra Apartments is a community of 227 units. This luxury style property comes with resort style swimming pool, duplex fitness center, putting green, and indoor basketball court.The Property has one of the highest Google review scores in the sub-market of 4.6. Candidates must have a proven track record in marketing and closing on leases. Salary range $19 to $24 per hour, and the high end of the range will be offered to the candidate for Leasing Manager, who can demonstrate significant experience and track record.

Essential Duties and Responsibilities

Conducts all business in accordance with Magnolia’s policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

Marketing / Leasing :

  • Leasing candidates must have skills in social media marketing, including Instagram, Facebook marketplace, YouTube, and Google my Business. This position will be responsible for regularly positing, engagement and generating traffic to augment paid advertising.
  • Answers incoming phone calls and handles each call accordingly, whether it is a client call, irate resident, service request, etc. Transfer calls to assistant manager or property manager when appropriate.
  • Convert leads from various sources to qualified traffic with appropriate pre-qualification. Required to have a high conversion ratio of leads to ours and tours to approved leases. Target for the property is 4 approved leases per week and 16 approved leases per month.
  • Responsible for generating targeted 12 Google reviews per month by all staff members.
  • Maintains awareness of competitors, local market conditions and trends.
  • Performs external market outreach at nearby businesses, organizations, etc.
  • Correctly completes all lease applications, assists with application verification and notifies prospective residents of results.
  • Qualifications

  • Onesite leasing software experience would be preferred.
  • Minimum 3 years of proven experience in residential property management, specifically leasing and marketing.
  • Excellent Marketing, Leasing and Closing skills.
  • Strong organizational skills with attention to detail.
  • Education / Certification

  • Associates degree or equivalent vocational / technical training preferred.
  • Travel

    Occasional local travel for marketing purposes will be required. A reliable source of transportation (i.e. : personal vehicle) will be necessary.

    Expected Hours of Work

    Hours for this position will be a 40-hour work week within a Monday - Sunday operating schedule . Future operating schedule to change based off occupancy levels / goals. Physical presence at Regalia Bella Terra Apartments is required to perform the duties of this position.

    Salary : $19 - $24
