Position Summary
The Property Manager manages the day-to-day operations of the property, including finding and placing qualified tenants and ensuring the property is in good working order. This opportunity will be assigned to our current property "Magnolia at the Galleria", located in Far North Dallas, Tx and within walking distance of fantastic dining, shopping, and entertainment of the Galleria Mall.
Essential Duties and Responsibilities
- This beautiful property will include (171 units in total), with resort style swimming pool, fitness center, and club room. Our property has a full staff and looking for our next property leader!
- Marketing – Responsible for keeping property occupied with qualified tenants through advertising, lead follow up, and property showings for prospective tenants.
- Tenant Relations – develops rental agreements, selects qualified tenants, collects deposits and rents, enforces terms of rental agreements, resolves tenant complaints, oversees eviction proceedings if necessary.
- Facilities Management – assists in scheduling make-ready turns for move-ins and move-outs, schedules maintenance and repairs, negotiates contracts with vendors, regularly inspects property to ensure it is in good working order, quickly resolves emergency maintenance issues.
- Financial – manages current and previous resident delinquencies (A/R) to ensure collections, completes final account statements in compliance with state law requirements and coordinates with Accounting as necessary, works with Accounting to ensure all invoices are received for month-end financial reporting. Completes the variance report each month for submittal to owners.
- Corporate Relations – keeps open dialogue with corporate leadership on vacancies, tenants, physical condition of property, financial issues and any other issues affecting the property.
Other Duties and Responsibilities
- Performs all other duties as required and assigned.
- Assist all outside vendors with property issues
- Manage property inventory
- Supervise all property staff
Qualifications
- Four years of experience in property management.
- Familiar with applicable local, state, and federal laws and regulations.
- Strong interpersonal & business communication skills.
- High level of organization and attention to detail.
- Competence with office management software.
- Knowledge of financial reporting.
Education/Certification
- Bachelor’s degree or equivalent vocational/technical training.
Supervisory Responsibility
This position is responsible for supervising Leasing Consultant(s) and collaborating with Maintenance employee(s).
Expected Hours of Work
Hours for this position will be 40 hours work week expectation. A Monday through Friday work-week schedule may be expected. Physical presence at Magnolia properties is required to perform the duties of this position.
Physical Demands
While performing the duties of this job, the employee is regularly required to communicate (verbally and in writing), listen, and view documents (both on paper and electronically). The employee regularly uses hands to type, write and manipulate office equipment. This is a largely mobile role that requires frequent sitting, standing, walking, kneeling, bending, reaching, pushing, pulling and grasping. This role requires occasional operation of a motor vehicle. The employee is regularly required to lift and carry up to 25 pounds.
Work Environment
This job operates in an office environment and residential multi-family units. This role routinely uses standard office equipment such as computers, phones and field related equipment.
