Position Summary
The Facilities Manager works in close coordination with the Director of Operations and holds responsibility for maintaining and monitoring all facility systems and equipment as well as the care and upkeep of the museum’s 20-acre waterfront campus including multiple buildings, historic structures, docks, and gardens. The Facilities Manager ensures HVAC and security systems are operating within parameters appropriate for collections care, oversees contracted services, and performs or contracts necessary repairs. Other duties include developing and managing annual budgets, identifying capital needs, and working with museum staff in the preparation and installation of exhibits, all while creating a safe, secure, and welcoming environment for visitors and staff.
Essential Job Functions
- Ensure facility readiness for day-to-day operation
- Manage the maintenance of buildings, grounds and cleaning programs that keep the museum appearance in exemplary condition
- Maintain and monitor all facility systems and equipment, responding to and resolving problems where and when appropriate
- Plan and carry-out seasonal maintenance program to ensure proper care and function of museum equipment
- Develop specifications and arrange bids for all outside contractual work
- Oversee work of all outside contractors to ensure compliance with contractual agreements and budgetary restrictions
- Ensure the Museum is compliant with regard to all facilities-related state and federal regulations and schedule required state inspections
- Develop and manage an annual departmental budget, capital expense budget, and keep records of expenditures, repairs, and maintenance on buildings and properties
- Maintain public safety on campus and serve as primary after hours contact
- Supervise facility staff, volunteers, and custodial staff
Qualifications
- Technical Knowledge: Understanding of building systems, maintenance procedures, and building codes. Must have a working knowledge of electrical, plumbing, HVAC, security systems, and have general carpentry skills
- Leadership Skills: Ability to manage and motivate staff and contractors. Inspire and foster team commitment, cooperation, and motivate team members to accomplish group goals
- Problem-Solving Skills: Ability to identify and resolve facility issues quickly and efficiently with a willingness to make decisions, exhibit sound and accurate judgment, and include appropriate people in the decision-making process
- Communication Skills: Effectively communicate with leadership, staff, volunteers, and contractors. Includes being able to take a large amount of information and summarize it effectively both in writing and orally. Ability to interact effectively with other staff and volunteers in a collegial, team environment
- Budgeting Skills: Experience managing budgets related to the operation, maintenance, and repair of facilities. Familiarity with cost tracking, reporting, and financial planning
Requirements
· Three to five years of relevant facilities management experience, supervisory role preferred
· Must possess a valid driver’s license with an acceptable driving record over the past 3 years (for eligibility under the company’s vehicle insurance policy)
· Ability to meet physical requirements of the job including the ability to handle extended periods of sitting, standing, balancing, crouching, walking, climb ladders and scaffolds. Ability to utilize tools and machinery safely.Capable of lifting heavy objects weighing up to 80 pounds
· Basic computer proficiency: Microsoft Office, e-mail, HVAC management software
· Bachelor’s degree or higher preferred
Terms
The Facility Manager position is a full-time, year-round, benefits-eligible position.
Pay is $60,000 per-year plus benefits.
