TITLE: Maintenance Supervisor
EMPLOYMENT TERMS: Twelve (12) Months
SALARY CLASSIFICATIONS: Classified Salary (EXEMPT)
GENERAL STATEMENT OF RESPONSIBILITIES: To supervise a responsive, ongoing, cost-effective and safety conscious program for the maintenance of district facilities and grounds; to plan, coordinate and schedule all maintenance, custodial and grounds and construction projects. Lead Maintenance Worker differs from the Maintenance Worker position in the level of responsibility. This is a working lead level. The incumbent may provide direction, establish priorities, assign tasks, and coordinate work projects and the work of other personnel.
MAINTENANCE DUTIES AND RESPONSIBLITIES:
- General Maintenance, Repair of Buildings, Facilities, Equipment and Grounds Ensures that buildings and equipment are maintained in a safe, clean and orderly condition in accordance with health and fire regulations; maintains maintenance inventory records and files; prepares reports; monitors and prioritizes maintenance schedules to assure tasks are performed in a timely manner;
- Repairs and treats structures such as floors, showers, sinks, walls, roofs, stairways, and carpets; cleans debris from roof gutters as necessary;
- Troubleshoots, repairs and adjusts locks on doors, cabinets, desks, closets; repairs door hinges; cleans plugged key slots; inspects various ventilation units;
- Maintains hand and power tools in working condition; maintains and services kitchen equipment; installs fire extinguishers and maintains a service schedule;
- Assists in training other staff in various maintenance tasks; monitors site deliveries; as directed, contacts appropriate outside agencies as needed to schedule service by trained personnel, inspections, obtain required permits, and arrange for disposal of hazardous waste and chemicals; Plans and institutes comprehensive safety programs.
- Moves or arranges for moving of furniture and equipment; sets up and breaks down cubicle partitions; sets up for various events;
- Activates and deactivates building alarms; performs lead functions as assigned by appropriate administrator.
- Assists with prepare bid specifications for maintenance, custodial and grounds materials.
- Inspects all aspects of the physical plan on a periodic basis, recommends repair and turn in maintenance schedules to the Superintendent.
- Assists administration in development of maintenance and construction projects that meet the current and future needs.
- Implements district-wide preventive maintenance program for mechanical, HVAC, electrical, plumbing, painting, wastewater, roofing, waterline system, grounds maintenance, masonry, renovations, and other related systems.
- Maintains files of plans and prints of all buildings.
- Maintains appropriate records, inventories.
- Maintains security system, including key control.
- Monitors and complies with all applicable codes and regulations.
- Implements federal and state-mandated programs.
- Provides assistance and expertise on projects as needed.
- Recommends persons for employment, promotion and termination for the maintenance, custodial and grounds staff.
- Performs other related tasks as assigned.
CERTIFICATION: Arizona Fingerprint Clearance Card
MODERATE RISK OCCUPATIONAL CONDITION: Works with some hazardous materials, low voltage, occasionally at heights over ten feet.
SKILLS REQUIRED: Safe operation and proper use of mechanical equipment, construction and maintenance practices and procedures; ability to read blueprints, diagrams and schematics; diagnostic tools; supervision and planning; computer literate in Microsoft applications.
KNOWLEDGE REQUIRED: Extensive knowledge of electrical, plumbing, HVAC, carpentry and general remodeling as well as power tools and small hand tools. Knowledge of safety guidelines, mechanics, and equipment and repair, must be able to provide written/verbal/oral communications.
QUALIFICATIONS:
EDUCATION: A High School Diploma or G.E.D certificate
EXPERIENCE: Three or more years of progressive and practical experience in at least one or more of the skilled trades previously described, and with one-year supervisory experience. Ability to effectively accomplish diverse skilled work in the repair and maintenance of district appliances and facilities.
Effectiveness in prioritizing assigned duties and evaluating the work of personnel. Outstanding skills for offering training and leadership to staff for them to be able to successfully carry out diverse duties associated with the building trades. Ability to interpret, illustrate, and apply regulation codes and rules. Ability to carry out operations safely and efficiently; utilize diverse assigned appliances and tools. Outstanding ability to interpret sketches, blueprints, shop drawings, and work orders to other personnel.
SUPERVISION: Responsible for several divisions of employees.
RESPONSIBILTY: Responsible for valuable equipment and tools.
LICENSE: Valid Arizona Driver’s License;
PHYSICAL REQUIREMENTS: Able to lift up to 50 lbs: no history of back problems: able to climb and work at heights over ten feet, able to work in confined spaces.
