Work within the district’s communicable disease control plan (blood borne pathogens) and be aware of the existence and potential exposure to hazardous chemicals as identified on the MSDS sheets. Responsibilities include student safety and security. This position is considered a safety sensitive position.
REQUIREMENTS: Approved for employment through an Oregon School based fingerprint screening. Valid Driver’s License. OHA "Small water system" operators’ certification

QUALIFICATIONS:
1. Ability to understand and interpret commercial construction and safety codes and requirements for schools.
2. Ability to read blueprints and interpret architectural drawings and renderings.
3. Strong organizational skills.
4. Excellent oral and written communication skills.
5. Basic computer application skills including Microsoft Excel and Word.
6. Demonstrated flexibility in dealing with changing conditions.
7. Current First Aid/CPR card holder.
ESSENTIAL JOB RESPONSIBILITIES (Not Necessarily Limited To)
1. Prioritizes, assigns, and supervises the daily work of the district's maintenance employees.
2. Assists the Supervisor and Superintendent with the development, updating, and implementation of the District's long term maintenance plan.
3. Inspects work for completeness.
4. Determines material, equipment, and supplies to be used. Transfers equipment and personnel from one project to another as necessary.
5. Keeps routine maintenance records.
6. Assists the Supervisor with installs, inspections, repairs and maintenance of the electrical, plumbing, mechanical and other related systems in all locations.
7. Assists Supervisor with inspecting, operating, and maintenance of the heating, cooling, and ventilation systems (including boiler systems) in all locations.
8. When necessary, performs general maintenance and installation work, including specialized work such as plumbing, electrical, etc., if qualified.
9. Assists the Supervisor with renovations of existing facilities and the construction of new facilities.
10. Assists the Supervisor with the inspection of major contract work on the electrical, plumbing, mechanical and other related systems in all locations.
11. Possession of a current and valid motor vehicle operator's license.
12. Assist the Supervisor in preparation of the maintenance budget.
13. Work with building principals in handling custodial issues, including those involving custodial staff.
14. Assists Principals with evaluating job performance of custodial staff.
15. Responsible for recruitment of custodial substitutes.
16. Responsible for supervision of all District Custodial staff.
17. Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
18. Responsible for assets associated with custodial operation.
1. Oversee compliance with all State mandated "Integrated Pest Management" requirements including record keeping, licensing/training and continuing education of applicators and manager. Ensure use of approved pesticides in and around all buildings and grounds where students are present.
2. Manage all state mandated "Radon" testing, reporting and associated record keeping.
3. Update and submit annual "Community Right to Know Hazardous Substance" reports to the State Fire Marshal's office for all district buildings.
4. Manage all Federally required "Asbestos", testing, removal, training, and scheduled inspections, along with required record keeping.
5. Oversee the districts two "Non-Transient Non-Community Water System" wells at Bonanza and Lost River schools. Maintain well operator and emergency plans along with mandated monthly and annual water testing, system surveys, and associated record keeping.
6. Manage the maintenance crew snow plows. Schedule plow times and monitor overnight snow accumulation. Deploy with plow team and give "eyes on" real time reports to districts superintendent.
7. Manage the "10 year" major building equipment replacement schedule. Including zero-turn mowers and floor care large ride on scrubbers.
8. Manage all state mandated "Lead in Water" scheduled testing for all district buildings including associated reporting and record keeping.
9. Manage all federal, state, and local requirements of fire life and safety codes. Meet or exceed scheduled testing requirements of all fire prevention and control systems including, fire extinguishers, hood suppression systems, sprinkler systems and automatic fire doors in all district buildings.
10. Manage all entry and fire alarm systems in all district buildings
11. Will work irregular hours, including nights and weekends.
12. Regular attendance is an essential function of this position.
13. Other duties as assigned.
COMPENSATION:
- 260 Days/Year
- Family medical, dental and vision insurance
- 6% PERS paid by District
- $85,546.73- $97,813.28/Annual 2024-2025 school year (prorated based on days worked)
