MAINTENANCE TECHNICIAN IV - LICENSED PLUMBER OR HVAC
FLSA Status: Non-Exempt

Employment Terms: 12-Month Full-time Position/Flexible Schedule as Needed (260 Contracted Days)
Grade: K/G11
Position Summary
Performs intermediate skilled trades work in electrical maintenance, repair, modification, installation and construction for structures; as well as performs intermediate skilled trades work in the heating, ventilation and air conditioning maintenance, repair, modification and installation for school buildings, equipment and facilities, and related work as apparent or assigned. Work is performed under the limited supervision of the Director of Facility Operations.

Essential Functions
Plumbing
- Install, repair, replace, and maintain plumbing in buildings to include sicks, toilets, faucets, fountains, valves, etc.
- Install, repair, replace, and maintain complex water systems.
- Troubleshoot and repair drains, clogs, leaks, etc.
- Troubleshoot, maintain, waste, and septic systems.
- Repair and replace walls, floors, ceiling, etc., upon completion of projects involving demolition.
HVAC
- Install, maintain, and repair HVAC equipment for proper operation and energy efficiency.
- Repair items such as condensers, evaporters, AHU's fans, motors, piping, belts, filters and management systems.
- Repair, monitor, and maintain heating and cooling plant systems, including boilers and chillers.
- Check building automation systems for proper operation.
- Diagnose problems with equipment, troubleshoot system failures, advise, and perform repairs.
- Maintain and repair kitchen refrigeration equipment.
General
- Use a variety of standard and specialized tools and equipment.
- Design projects, estimate, and purchase materials.
- Prepare reports, work orders, timesheets, logs and records.
- Assist other trades as necessary in performance of basic maintenance tasks.
- Assist in activities such as earthwork and snow removal.
- Perform other related duties and tasks as assigned.
Knowledge, Skills and Abilities
- Thorough knowledge of the common practices, tools and terminology of the plumbing and/or HVAC/Refrigeration.
- General knowledge of the use and characteristics of common building materials.
- Thorough knowledge of the hazards and safety precautions associated with assigned trade.
- Skill in the use of tools and equipment.
- Ability to draw and work from sketches, drawings, plans or specifications.
- Ability to follow and issue oral and written instructions.
- Ability to estimate needed materials and time required for various jobs.
- Ability to establish and maintain effective working relationships with building staff and associates.
Qualifications, Education and Experience
- Must possess high school diploma or GED.
- Considerable experience in Plumbing and/or HVAC/Refrigeration, or an equivalent combination of education and experience.
- Such alternatives to the above qualifications as the School Board may find appropriate and acceptable
Physical Requirements
- This work requires the regular exertion of up to 10 pounds of force, frequent exertion of up to 25 pounds of force and occasional exertion of up to 100 pounds of force.
- Work regularly requires using hands to finger, handle or feel, frequently requires standing, walking, speaking or hearing, stooping, kneeling, crouching or crawling, reaching with hands and arms and lifting and occasionally requires sitting, climbing or balancing, tasting or smelling, pushing or pulling and repetitive motions.
- Work has standard vision requirements.
- Vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels.
- Work requires visual inspection involving small defects and/or small parts, using measuring devices, and observing general surroundings and activities.
- Work frequently requires exposure to wet, dry, humid, hot and cold conditions that are not weather related.
- Work frequently requires exposure to extreme heat and cold, that is weather related.
- Working near moving mechanical parts, high and precarious places, exposures to fumes or airborne particles, toxic or caustic chemicals, exposure to the risk of electrical shock, and exposure to vibration,
- Work may require exposure to bloodborne pathogens and may require the use of specialized personal protective equipment.
- Usage of standard personal protective equipment.
Special Requirements
- Possession of or ability to acquire appropriate license(s), certificate(s), and/or endorsement(s) for the position as required by the Commonwealth of Virginia or the School Board.
- Ability to assist as both a Licensed plumber and with occasional HVAC/Refrigeration needs.
- Ability to acquire a valid driver’s license to operate division-owned/leased motor vehicles. The incumbent’s driving record will be subject to periodic review and must be acceptable in accordance with the provisions of the Dinwiddie County School Board’s policy manual.
