GENERAL STATEMENT OF DUTIESThis classification appraises Commercial, residential, rural, urban, personal property for tax assessment and does related work as required. Duties are concentrated on skilled appraisal of a classification of property. The employee is responsible for the accuracy and adequacy of his/her data, and for the thoroughness of his/her inspections. Work is distinguished by the professional character and competence of the employee’s appraisals.SUPERVISION RECEIVEDThis position works under the general supervision of the Assessor, Assistant Assessor, and/or Chief Appraiser of the Assessor’s Department. A supervising appraiser assigns work and checks results, but appraisals are conducted with considerable independence.SUPERVISION EXERCISEDAlthough this classification is occasionally called upon to advise and assist a fee or junior appraiser, actual supervisory accountability is placed on the Assessor and Chief Appraiser.

EXAMPLES OF PRINCIPLE DUTIES: (The following description of duties may not be all inclusive, and other duties may be assigned, at the discretion of management.)Appraisal of Commercial property, residential, rural, urban, exempt and personal property for tax assessment.Analyzes sales information and other appraisal data for use in sales studies and for use in market value appraisals. Assists in counseling county or fee appraisers concerning appraisal factors and state valuation methods.Maintains contacts with lending agencies, realtors, construction companies, government agencies and associations concerned with real estate, to keep abreast of current thought and developments in property valuation.Regular physical attendance is required.

KNOWLEDGE, SKILLS AND ABILITIESKnowledge of: Modern principles of real property appraisal, including land mapping and surveying. Knowledge of computer assisted appraisal methods; laws relating to field of specification. Ability to: Make clear and concise reports and recommendations relating to appraisals and other activities; Ability to work independently and without direct supervision; interpret and implement departmental policy and deal professionally and tactfully with a variety of individuals and agencies.Skill in: Making accurate appraisals. Skill in the operation of modern office and computer equipment; processing information.
