- Duties & Responsibilities:
- Manage Affordable Housing Complex- LIHTC/HUD/RD experience REQUIRED
- Maintain 95% Occupancy Rule
- Completion of tenant applications of potential residents accurately.
- Completion of re-certifications of current residents according to RURAL DEVELOPMENT/TAX CREDIT requirements.
- Collect rent, fill vacancies, process recertifications
- Follow through with resident delinquent rent.
- Maintain records within the property management.
- Initiate, review and approve purchases and payables within authorized spending limits.
- Oversee and control the prospective resident application approvals, move-ins and move-outs.
- Supervise Maintenance and approve contractor work prior to payment and inspections.
- Respond to resident complaints and provide assistance.
- Enforce policies and procedures within the Fair Housing guidelines.
- Ensure all units are inspected on a quarterly basis.
- Must thoroughly understand and abide by all Fair Housing laws and LIHTC/USDA Rural Development compliance guidelines.
- Respond or coordinate all after hour emergency calls as required.
- Requirements
- LIHTC and/or Affordable Housing experience 3 year (required)
- Property Management experience 3 years (required)
- Proficient in Windows and Property Management Software, Onesite (preferred)
- Self-starter with strong organizational skills (preferred)
