SUMMARY
This position will collaborate with team members to provide management, feedback, and documentation to clients for specific residential, commercial, and industrial projects. Technical tasks include but not limited to design and construction scheduling management, budget management, site operational review and periodic reporting to client and management. This position will provide daily, weekly and monthly data reporting to clients and supervisors measuring project performance against stated and approved goals while suggesting tasks to mitigate and advance same goals.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Project Specific
Provides weekly project updates to managers and clients.
Assists in providing data in support of and resolving back charges.
Develop, foster and maintain relationships with clients, sub-consultants, municipalities, and contractors.
Assists with all Construction Management / Owners Rep activities.
Participates in client status meetings.
Reviews project drawings, documents, change orders & other pre, current and post-construction submittals for approval as needed.
Review contractor payment requests.
Perform on-site inspections for quality of workmanship, quality of materials, conformity with plans & specifications, code compliance, on-site safety, project schedule vs progress, and general progress of the construction project.
Maintain observation reports/logs including work description, work methods, contractors on site, weather conditions, observations, photos, etc.
Assist clients with permitting and bidding as necessary.
Coordinates approval and dedication process
Works closely with other disciplines on multi-discipline projects.
Responsible for internal project schedules and timely completion of projects for self, team members, and future subordinates.
Monitors project budgets
Provides an accurate accounting of time spent on projects with descriptions for each time entry weekly.
Design review as necessary.
Attends client and public meetings - days or evenings.
Assists with client contact and communication pertaining to specific projects.
Business Development
Explore land development opportunities and relationships with supervisor approval and after utilization goals have been met.
Participates in marketing, sales, and business development efforts where or when requested by supervisor.
Operational Support
Understand project Profit/Loss
Provide feedback for the current Construction Management / Owners Rep processes.
Provide suggestions and assist with the development of operational tools to advance or improve CM / OR processes.
Monitors and addresses unbilled time.
Ensures proposal protocol is followed.
Ensures timesheets are submitted on time.
Develops and improves the contract administrative process.
Keeps supervisor informed of workload and any changes in project scope or additional services.
Assists and supports civil design project managers as requested.
REQUIRED KNOWLEDGE, SKILLS, ABILITIES
Available to work nights and weekends to complete a project as necessary.
Ability to manage and coordinate moderately difficult engineering and construction projects.
Demonstrated project management skills and task prioritization in a fast-paced environment are essential.
Ability to make independent decisions within a general framework.
Knowledge of industry-related software.
Must be fluent in the English language.
Outstanding Interpersonal skills, and ability to interact with a variety of people.
Adaptable and able to respond quickly and accurately under pressure.
Proficient in MS office. AutoCAD Civil 3D experience is a plus.
CERTIFICATES, LICENSES, REGISTRATIONS
Valid driver’s license.
Plan on sitting for the FE Exam.
EDUCATION AND EXPERIENCE
Bachelor’s degree in Construction Management or Engineering from an accredited four-year college or university.
One to five years’ experience in commercial construction required.
