Construction Project Manager

Position Summary:
The Construction Project Manager will oversee the major remodeling project of upfitting MANNA’s new warehouse for our long-term use. This is a contract, project-specific role for the duration of the project (anticipated 2-year construction timeline). Project timeline is an estimate with no guarantee of an exact timeline. The ideal candidate will have a proven record of accomplishment of managing complex construction projects from inception to completion. This role requires effective communication, problem-solving, and project management skills to ensure the project is completed on time and within budget.
Essential Duties and Responsibilities:
Project Management:

Serve as the main point of contact between MANNA and the general contractor, ensuring that the project progresses on schedule and all internal and external coordination is effectively managed.

Serve as project manager internally, developing and maintaining detailed project schedules and timelines for MANNA’s work related to the upfit.

Coordinate with appropriate departments for all staff and operations movements necessary and work cross-functionally to ensure timely decisions.

Monitor project progress and identify potential risks or issues.

Conduct and document regular project meetings to review progress, address issues, and make decisions.
Budget Oversight:

Work closely with the CEO to finalize project pricing and budget.

Monitor project expenses and identify cost-saving opportunities.

Ensure adherence to budget constraints throughout the project.

Manage change order requests, review with General Contractor’s Project Manager, and make recommendations to CEO for approval/denial.
Operational Coordination:

Collaborate with the operations team to identify and implement layout adjustments that minimize disruptions.

Ensure operational needs are considered during the remodeling process.
Communication:

Communicate project updates, timelines, and expectations to all relevant stakeholders, including employees, customers, and vendors.

Respond promptly to inquiries and address concerns.

Prepare regular project progress reports for the COO and CEO.
Quality Assurance:

Enforce quality standards and ensure compliance with building codes and regulations.

Review third party quality assurance testing results and reports for compliance with contract documents.

Conduct regular site inspections to monitor progress and identify potential issues.
Qualifications:

Education/Experience: A range of education, training, certifications and experience will be considered for this position.

This range could include a High School diploma or equivalent combined with five years of experience up to a four-year degree with three years of experience.

Fields of construction management experience can include non-profit management, program management, food systems, public health, or another related field.

Demonstrated successful experience managing building projects.

Proof of current, valid Driver’s License, auto insurance, use of a personal vehicle and clean MVR

Demonstrated ability to facilitate and participate in virtual meetings and conferences.

Program management experience, translating strategic initiatives into collaborative programming with community partners; designing outcomes and evaluating program results.

Demonstrated proficiency in the use of Microsoft Office Suite and Outlook is required

Always maintains a professional appearance and represents MANNA in diverse settings

Demonstrated ability to work independently, collaboratively and communicate well within a remote team

Must possess basic knowledge of, and commitment to, the mission of MANNA FoodBank

Must demonstrate sensitivity and passion related to issues of poverty and hunger relief

Experience working with volunteers is preferred

Working Conditions: Work will be performed in a typical office environment with exposure to local travel in a personal vehicle.
Physical Demands: The physical demands required are representative of those that must be met by the employee to successfully perform the job's essential functions.
The physical demands of this position are considered medium work. While performing duties the employee is regularly required to use hands to finger, handle or feel; reach with hands and arms; and talk or hear. The employee is frequently required to sit, stand, walk; and stoop, kneel, or crouch. The employee is occasionally required to climb or balance. The employee must regularly lift and move objects up to 25lbs. Specific vision abilities require the visual acuity to operate motor vehicles; close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus close visual acuity to perform activities including but not limited to preparing and analyzing data and figures, transcribing, viewing a computer terminal, extensive reading.
Functions also require the ability to operate office equipment requiring repetitive hand movement and fine coordination including use of a computer keyboard, and to verbally communicate to exchange information.
Travel: Routine travel may be required within the service area. Current driver’s license required; copy of current auto insurance; and clean MVR required.
Compensation and Benefits: The starting salary for the position is $70,780. Schedule: Flexible schedule required, including some evening and weekends as needed. Typical schedule is Mon. – Fri. 8a – 4p with evening and weekend hours as needed. In instances of a federal, state or locally declared emergency or order, MANNA FoodBank is typically considered an essential service and emergency responder; all employees may be called upon to perform regular or emergent duties.
