Construction Project Manager

Role Overview

We are seeking a seasoned and detail-oriented Construction Project Manager to lead and optimize our residential construction projects from concept to completion. In this role, you will manage multiple projects simultaneously, ensuring they are completed on time, within budget, and to the highest quality standards. You will oversee a production team of job site supervisors, estimators, and support staff, while acting as the primary liaison between clients, designers, and contractors. This position is integral to the continued growth and success of our rapidly expanding construction firm.

 

Key Responsibilities

Project Planning and Execution

  • Develop comprehensive project plans outlining timelines, budgets, deliverables, and resources.
  • Oversee all phases of construction, including pre-construction planning, execution, and close-out.
  • Ensure projects align with company objectives, client goals, and industry best practices.

Team Leadership

  • Lead and manage a production team, including 2–3 job site supervisors, estimators, and production assistants, to ensure efficient project delivery.
  • Assign tasks, set expectations, and foster accountability across team members and subcontractors.
  • Coordinate with architects, engineers, and other stakeholders to maintain seamless communication and progress.

Budget and Cost Management

  • Monitor and enforce strict cost controls, ensuring adherence to approved budgets throughout all project phases.
  • Review and manage estimates, bids, change orders, purchase orders, and invoices.
  • Utilize project management software (e.g., Buildertrend) to generate financial reports and perform bi-weekly reviews with the production team.
  • Conduct monthly financial reviews with clients, ensuring transparency and accuracy in billing.

Schedule Management

  • Create detailed critical path schedules using scheduling software (e.g., Buildertrend), incorporating project milestones and deadlines.
  • Monitor progress, anticipate delays, and proactively implement adjustments to keep projects on track.
  • Prepare and execute remedy schedules when necessary to mitigate risks or address delays.

Quality Assurance

  • Conduct design and documentation reviews to ensure construction details meet the highest quality standards.
  • Perform regular site inspections to verify compliance with project specifications, design intent, and quality expectations.
  • Collaborate with clients and designers to select materials and finishes that align with project goals and quality requirements.

Regulatory Compliance

  • Ensure all projects comply with local building codes, safety regulations, and company policies.
  • Obtain necessary permits, inspections, and occupancy certificates for each project.

Procurement and Contract Administration

  • Oversee the bidding process, evaluate bids, and prepare recommendations for contract awards.
  • Manage contracts, track changes, and ensure all documentation is accurate and up to date.
  • Actively participate in project meetings, addressing and resolving issues promptly.
  • Oversee the project close-out process, ensuring all deliverables are completed and approved.

Client Relations and Business Development

  • Serve as the primary point of contact for clients, providing consistent updates and ensuring satisfaction throughout the project lifecycle.
  • Build and maintain strong relationships with clients to foster repeat business and referrals.
  • Support marketing and business development efforts by identifying opportunities to expand client relationships.

Qualifications and Requirements

Education and Experience

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Minimum of 5–7 years of proven experience managing construction projects, including on-site construction experience.

Technical Skills

  • Proficiency in project management software (e.g., Buildertrend) and a solid understanding of construction systems, including mechanical, electrical, foundation, and building envelope systems.
  • Ability to read and interpret blueprints, technical documents, and construction plans.

Physical and Mental Requirements

  • Ability to climb ladders, navigate uneven surfaces, and work in confined spaces or elevated areas.
  • Capacity to work in varied environmental conditions, including extreme heat, cold, noise, and exposure to dust or fumes.
  • Strong mental focus to manage concurrent tasks, resolve conflicts, and meet deadlines.
  • Physical stamina to perform sustained site inspections and on-site project oversight.

Position Requirements

  • Location: Based in Asheville, NC, with frequent travel to job sites across the region.
  • Schedule: Full-time, Monday–Friday, 7:30 a.m.–5:00 p.m., with occasional flexibility for project needs.
  • License/Certification: Valid North Carolina Driver’s License is required.

Certifications

  • PMP, CCM, or other relevant certifications are preferred but not required.

Salary : $75,000 - $95,000
