Job Title: Residential Superintendent
Department: Production
Business Unit: Manuel Builders
Markets: Texas Region
Reports to: Division President
General Summary: Manage subcontractors to deliver homes of the highest possible quality, on schedule, within budget, per specification and with highest possible customer service and satisfaction.
KPIs (Key Performance Indicators):
- Budget – completing the home within budget
- Scheduling – completing the home within expected time
- Customer Satisfaction – customer satisfaction of greater than 85% (via GuildQuality surveys)
- Processes/Effectiveness – follow all processes and procedures during construction and interactions
- Trade and Vendor Staffing - participate in recruitment and relationship building with vendor and trade partners serving the local community to ensure quality, timelines and sales price competitiveness
- Permitting and Inspections – partner with in-office team to obtain permits for each job, as well as ensure all inspections are met/passed both in preproduction and production
Budget
- Deliver homes on budget or under budget
- Monitor job budget throughout construction including updating costs through VPOs
- Approve vendor invoices of trade partners
- Consult with leaders, architects and owners on design issues and change orders
Scheduling
- Deliver homes on schedule or ahead of schedule
- Update job progress using the scheduling software
- Schedule and complete walk throughs within one week and obtain customer approval
- Inspect all phases and supplies through construction schedule
- Motivate, coordinate, direct and schedule subcontractors and suppliers to achieve the level of quality and top performance required to meet company objectives
Customer Satisfaction
- Actively develop a healthy customer-builder relationship
- Regularly update customers on home progress and set expectations
- In customer interactions, display awareness of construction detail to ensure delivery of homes that meet customer expectations
- Work in cooperative ways with customers or realtors, solving, anticipating and preventing problems
Processes/Effectiveness
- Learn and follow checklists for inspections, quality control and standard operating procedures
- Maintain a clean site with adequate and professionally represented “on site” construction facilities
- Comply with all governmental regulations related to the construction of homes within a respective jurisdiction
- Build high quality homes through the management of and relationships with trade partners that are compelled to comply with contracts for service
Trade and Vendor Staffing
- Coordinate with purchasing and QC team regarding pricing, company standards, etc. to bring on and develop relationships with the best possible trade and vendor partners, ensuring the best quality product and pricing for our homeowners
- Assist with field trainings, facilitate product deals, etc. in conjunction with MB purchasing team and in line with MB purchasing principles to ensure success of the division as a whole
Permitting and Inspections
- Work with in-house permit coordinator to obtain permits and ensure all homes comply with local county and municipal code requirements
Basic Qualifications
- High school education or equivalent
- 3-5 years construction or residential building experience, preferably new home construction

Work environment and schedule:
- Normal business hours: Monday - Thursday (7 am – 5 pm); Friday (7 am – 12 pm)
- Periodic night and weekend work may be necessary
