What are the responsibilities and job description for the Property Asset Manager position at Manufacturing Solutions Inc?
This position is responsible for identifying new and existing real estate opportunities that will maximize Sunrise Development’s portfolio performance. In addition, this position will be responsible for completing a comprehensive market analysis of existing rental properties along with future redevelopment opportunities; and will assist in the preparation of the annual budget, reporting, customer service, and financial performance of Sunrise Development LLC and MSI Realty LLC.
- Proactively identifies and analyzes asset type, location, and value
- Performs lease analysis and tenant profiles. Presents information in a clear and understandable manner.
- Compares market trends, demographics, and vacancies; and presents findings to facilitate planning process. Makes recommendations based on data rendered.
- Creates and analyzes Pro-forma financial statements to guide decision making.
- Utilizes zoning regulations and historic considerations in planning and development process to assist decision making, and property analysis.
- Provides property management guidance on commercial and residential real estate.
- Establishes areas of opportunity and contact potential prospects.
- Recommends changes to the Sunrise Development portfolio would be necessary to attract national corporations and NNN tenants.
- Investigates regional tenants willing to relocate to Vermont location. Works collaboratively with Marketing department to produce material towards same.
- Identifies the most effective sales and marketing approach for MSI properties.
- Manages projects to ensure seamless transition from prospective client to tenant.
- Anticipates and plans for capital requirements to ensure project success.
- Creates and executes fiscal year budget.
- Obtains, and works collaboratively with zoning and permitting officials to ensure requirements and compliance. Maintains calendar and communicate with team.
- Assists with administering tenant occupancy including providing the new tenant with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.
- Collaborates with Finance team routinely to ensure rents, utilities, property maintenance billing and collections are accurate.
- Works with tenants on aging receivable accounts.
- Collect and organize all property information in a format for quick reference, including property maps, floor plans and attributes.
- Collaborates with Sales Team and Contractors as needed to address prospective and current tenant requests.
- Listens and communicates with the team about prospective ideas.
- Brainstorms creative design plans and create corresponding budget/schedule plan.
- Presents design proposals with return-on-investment analyses.
- Manages MSI Realty broker and real estate agents.
- Proactively analyzes processes for Quality Improvement
- Proactively analyzes processes for Cost Reductions
- Performs other duties as required.
