Description

Position Summary:

The Commercial Retail Lease Consultant will be an integral part of our Lease Pros Team, providing specialized support in all aspects of commercial leasing. The Commercial Retail Lease Consultant is responsible for managing and negotiating lease agreements for retail properties. This role involves coordinating with landlords, tenants, and legal teams to ensure lease terms align with business objectives. Key responsibilities include conducting market research, analyzing lease terms, ensuring compliance with regulations, and optimizing leasing strategies to maximize client revenue. The specialist will facilitate lease projects while maintaining strong relationships with clients.

 

Essential Responsibilities:

  • Negotiate and finalize commercial retail lease agreements on behalf of tenants, ensuring favorable terms regarding rent, CAM charges, operating expenses, lease duration, renewal options, and termination clauses.
  • Collaborate closely with clients to identify key needs and concerns, develop a location-specific lease strategy, and customize the Letter of Intent (LOI) accordingly.
  • Conduct thorough market research to understand current rental rates, vacancy trends, and comparable properties in the desired location.
  • Analyze proposed lease agreements, identifying potential risks and opportunities for negotiation.
  • Deliver exceptional client experiences at every touchpoint.
  • Build and maintain strong relationships with landlords and brokers, fostering a collaborative negotiation environment.
  • Stay up to date on current commercial lease law and market trends.
  • Prepare clear and concise lease summaries and reviews.
  • Follow established Standard Operating Procedures and actively collaborate with colleagues across departments to ensure efficient workflows and successful project outcomes.
  • Assist with business development, sales and operational aspects of the Lease Pros Team as needed.

 

Non-Essential Responsibilities:

  • Support other departments with projects as necessary.
  • Other duties as assigned.

 

Supervision Received:

Specific Direction: Follows established work procedures. Receives periodic checks for performance. Refers unique questions/conditions to immediate supervisor.

 

Supervisory Responsibilities:

No supervision: No supervisory responsibilities.

Qualifications


Education & Experience:

  • Bachelor’s degree is preferred but not required.
  • One (1) to three (3) years of experience in sales or contract negotiation, preferably with a focus on retail properties or equivalent experience required.

 

Other Knowledge, Skills & Abilities:

  • Proven track record of successfully negotiating favorable lease terms for tenants.
  • Excellent understanding of commercial lease structures and key provisions.
  • Exceptional communication and negotiation skills, with the ability to build rapport quickly and advocate persuasively.
  • A self-starter with a strong work ethic and the ability to manage multiple tasks and projects simultaneously.
  • Proven ability to effectively collaborate and communicate with individuals and teams across multiple time zones.
  • Proficient in Microsoft Office Suite
  • Salesforce Experience preferable.
