Summary
The Facilities/Maintenance Manager will provide logistical and physical maintenance support in conjunction with the Property Management team for the building located at 600 E. Front Street in Traverse City among others as required. This is a hands-on position requiring the ability to physically maintain the facility including regular property inspections, move-in and move-out inspections, minor building repairs, lawn mowing, general landscaping, snow removal and other janitorial tasks as assigned. This is a Remote position based in Traverse City, Michigan.
Key Responsibilities/Job Functions
- Properly maintain property and grounds in accordance with Company standards, timelines and objectives.
- Respond promptly, professionally, and courteously to all tenants and Property Management needs/requests and complete maintenance items directly. Communicate appropriately via follow-up and follow through to all necessary parties.
- Complete work orders and preventative maintenance logs and reports properly within Yardi facilities management software.
- Proactively communicate with the Property Management team to regularly coordinate and meet with outside vendors servicing the property.
- Perform janitorial services for the interior and common areas of the building including restrooms, hallways, staircases, elevators, vestibules, entryways, floor mats and mechanical rooms.
- Maintain the curb appeal of the buidling by performing Grounds responsibilities.
- Monitor all building automation controls, fire life safety systems, mechanical/pneumatic equipment, control gauges, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for occupants.
- Daily communication with Property Management team to effectively maintain and service the property.
- Position requires to be available for urgent situations and emergencies outside normal business hours.
- Maintain landscaping, sidewalks and parking areas, trimming shrubs, removing debris from exterior drains (spring/summer).
- Monitor and adjust irrigation system as needed.
- Remove snow and ice from sidewalk & building entrances, apply salt as well as cleaning up excess salt (winter).
- Operate and maintain grounds and lawn equipment.
- Report all concerns related to contracted services (such as lawn maintenance, fertilization, snow removal, etc.)
- Provide excellent customer service to tenants, vendors, employees and property owners.
- Complete property inspections and report all necessary work items to the assigned Property Manager.
- All other duties as may be assigned.

Minimum Job Requirements
- 2-3 years’ facilities/maintenance management experience
- High school diploma or equivalent
- Valid driver’s license
- Reliable work vehicle and a current automobile insurance policy
- Intermediate computing abilities
