JOB DESCRIPTION
TITLE: HEAD MAINTENANCE
QUALIFICATIONS: High School Diploma or equivalent; certified water system operator; certified boiler operator; minimum five years successful service in custodial, maintenance, or related field; demonstrated aptitude or competence for assigned responsibilities; valid driver’s license; such alternatives to the above qualifications as the Board may find appropriate and acceptable.
REPORTS TO: Superintendent
JOB GOAL/SUMMARY: Provide necessary leadership for the district’s custodial and maintenance operations to be effective and efficient.
JOB GOALS: Oversees the maintenance of all district property: facilities, buildings, and grounds. Keeps the district’s properties in such a state of operating excellence that they present no problems or interruptions to the educational program. Provides students, staff, and the school community with a safe, attractive, clean, and efficient educational site—Administers custodial and maintenance programs.
PERFORMANCE RESPONSIBILITIES:
- Responsible for the day-to-day maintenance staff, including but not limited to scheduling, work assignments, assessment of work performance, and providing assistance and support as required.
- Establish and maintain an effective preventative maintenance plan for facilities.
- Coordinate and direct building maintenance activities with appropriate staff.
- Other duties assigned by the Superintendent of Schools
FACILITIES
- Establishes and supervises summer cleaning programs and schedules.
- Prepare building areas for use by athletic groups, board meetings, etc. in accordance with building use forms.
- Follow safety procedures.
- Assists the Superintendent in the development of long-range plans for the improvement of buildings and grounds.
- Assigns, directs, plans, and supervises the work of maintenance personnel.
- Provides training for staff in all matters of maintenance work.
- Assists the Superintendent in recruiting, interviewing, and recommending maintenance workers for hiring.
- Keeps buildings and grounds, including sidewalks, driveways, play areas, athletics venues, and parking areas, neat and clean at all times.
- Supervises all snow removal. Shovels, plows, and/or salts walks, driveways, parking areas, and areas of pedestrian traffic.
- Assumes the responsibility for the daily opening of all buildings and determines that all exit doors are operating appropriately.
- Assumes responsibility for monitoring the condition of the physical plant and notifies the Superintendent when irregular repairs or replacements are necessary.
- Coordinates all facilities and grounds maintenance and repairs.
- Determines scope of work, sequence of work, and prioritizes work.
- Assist Superintendent as needed with the preparation of the annual budget.
- Maintains accurate records and inventories.
- Assumes responsibility for the safe and secure storage of equipment and supplies.
- Develops and maintains a program of preventative maintenance.
- Enforces compliance with all occupational health and safety codes, legislation, and standards. SDS for all.
- Conducts safety inspections, accident investigations, and employs preventative measures.
- Establishes procedures for locking, checking, and safeguarding facilities.
- Moves furniture and equipment throughout the district as necessary.
- Assists with all district deliveries of supplies and materials.
- Conducts and facilitates annual inspections, including necessary asbestos abatement reviews.
- Supervises water sampling and analysis program.
- Assists in the promotion of good safety practices and procedures.
- Responsible for the upkeep and repair of all the school district’s equipment, including the school van, SUV, truck, tractors, mowers, etc.
OTHER SKILLS AND ABILITIES: Ability to establish and maintain effective working relationships with students, staff, and community. Ability to solve complex problems and to negotiate solutions. Ability to operate and/or use an extensive variety of tools and equipment. Ability to operate computerized maintenance systems (HVAC, boilers, etc.) and to use a variety of software applications for planning, budgeting, prioritizing, and scheduling. Ability to read and interpret documents such as safety rules and regulations, operating and maintenance manuals, complex technical instructions, diagrams, and legislation. Ability to write and complete reports and routine correspondence. Ability to calculate figures and amounts, area, circumference and volume. Ability to apply basic concepts of algebra and geometry. Ability to speak clearly and concisely to individuals and groups, Ability to perform duties with awareness of all federal, state, and district requirements, and Board of Education policies.

The employee will often move furniture and equipment. Specific vision abilities include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee will work in a variety of environments and conditions, both indoors and outdoors. The employee will work with moving mechanical equipment, toxic and caustic chemicals, and non-household dust. The employee must be able to meet deadlines with severe time constraints. The noise level in the work environment is generally quiet to moderate but sometimes loud, depending on the task.
TERMS OF EMPLOYMENT: Salary and work schedule to be determined by the Board.
EVALUATION: Annually, by the Superintendent of Schools
The Superintendent will evaluate this job's performance in accordance with the provisions of the Board’s policy on evaluation of support personnel.

Pay: $65,142.00 - $71,303.00 per year
