Job Title: BTR Centralized Maintenance Manager
Location: Charleston, SC - 40% Travel
Primary Responsibilities: The BTR Centralized Maintenance Manager (“CMM”) oversees the maintenance operations for a portfolio of Build-to-Rent (BTR) communities across the United States. This role ensures consistent standards, efficient operations, and superior resident satisfaction through strategic maintenance leadership. Reporting to the Senior Director of Build-to-Rent Operations, the (BTR) CMM collaborates with onsite teams, remote staff, and asset management teams to drive operational excellence and sustainability. This position requires up to 40% travel to visit properties and assist with the onboarding of new maintenance team members within the portfolio.
Skills & Competencies:
- High school diploma or equivalent required; Associate’s or Bachelor’s degree in Facilities Management, Construction Management, or related field preferred.
- Minimum of 5-7 years of maintenance management experience, with at least 3 years overseeing multiple properties or portfolios.
- Proven track record in the Build-to-Rent or multifamily housing industry preferred.
- Strong leadership and team-building skills with the ability to manage diverse teams remotely.
- Excellent organizational, analytical, and problem-solving abilities.
- Proficiency in various maintenance and property management software systems, Microsoft Office Suite and project management software systems.
- Exceptional communication and interpersonal skills to engage with team members, residents, and stakeholders.
- Knowledge of HVAC, pools, plumbing, electrical, and other building systems as well various community-level systems such as retention/detention ponds, etc
- Certifications: such as EPA, HVAC, or CAMT (Certified Apartment Maintenance Technician) preferred.
- OSHA certification or willingness to obtain.
- Travel Requirements:
- Ability to travel up to 40% of the time to visit properties within the portfolio.
Essential Job Functions & Portfolio Maintenance Leadership Responsibilities:
- Oversee maintenance operations across multiple BTR communities, creating, implementing and ensuring compliance with Maymont Homes’ standards, various asset management objectives, and regulatory requirements.
- Develop, implement, and enforce maintenance policies, procedures, and best practices across the portfolio.
- Coordinate with onsite and Centralized teams to execute preventative maintenance programs.
Team Management and Development:
- Interview, onboard, train, and mentor maintenance supervisors and technicians as needed
- Conduct regular performance evaluations, providing feedback and professional development opportunities.
- Foster a culture of safety, teamwork, and accountability within the maintenance teams.
Operational Efficiency:
- Monitor and manage maintenance budgets, ensuring cost-effective operations while maintaining quality.
- Review and analyze maintenance data to identify trends, opportunities for improvement, and areas of concern.
- Implement centralized processes for work order management, vendor selection, and procurement of materials.
Resident Satisfaction:
- Collaborate with property teams to ensure timely and high-quality responses to resident service requests.
- Address escalated maintenance concerns, ensuring resolution aligns with Maymont Homes’ standards.
- Conduct routine site visits to conduct regular maintenance inspections and assess property conditions and interact with residents to gather feedback.
- Sustainability and Asset Preservation:
- Oversee the implementation of energy-efficient systems and sustainable maintenance practices in accordance with asset management objectives.
- Ensure proper upkeep of building systems, grounds, and amenities to preserve asset value.
- Coordinate capital improvement projects and large-scale repairs with vendor management teams, construction team and contractors.
Compliance and Safety:
- Ensure adherence to OSHA standards, building codes, and other regulatory requirements.
- Maintain accurate documentation of safety protocols, inspections, and compliance reports.
- Conduct regular audits of maintenance operations to identify and mitigate risks.
Key Metrics & Responsibilities
- Accuracy of weekly, monthly, and quarterly reports
- Timeliness of weekly/monthly/quarterly deliverables
- Successful completion of assigned tasks by applicable deadlines
- Project-specific metrics:
- Decreasing Turnover and Repairs and Maintenance expenses
- Decreasing LDOM property count by ensuring that vacant unit walks are being conducted by onsite maintenance teams.
- Resident satisfaction scores via surveys
