Position Overview :
The Project Manager is a key member of the development team at McCormack Baron Salazar, reporting directly to the Vice President. This role involves close collaboration with senior management, internal teams (design, construction, finance, and legal), and external stakeholders (community members, consultants, financial partners, and public sector agencies). The Project Manager leads project delivery and coordinates the efforts of third-party consultants and government agencies to ensure the successful implementation of housing and mixed-use development projects.
Key Responsibilities (Essential Duties and Functions) :
- Act as the owner’s representative on all real estate transaction matters, ensuring proper legal documentation, in conjunction with Senior Project Managers (VPs and SVPs).
- Conduct initial underwriting analysis, due diligence, and assessments of potential properties.
- Prepare and submit financial applications and proposals (including tax credit applications and RFQ / RFP preparation).
- Engage with communities to assess housing needs and garner support for projects; act as liaison between the community and all stakeholders; organize and facilitate meetings and roundtables.
- Handle acquisition activities, such as ownership documentation, title work, land negotiations, and relocation; assist with purchase and sale agreement negotiations and administration.
- Review project proposals to assess feasibility through coordination of physical and financial due diligence.
- Lead or support the entitlement process, including representation at hearings and community meetings.
- Participate in design conceptualization and programming; ensure the smooth transition of projects from design to construction.
- Oversee the development schedule, project proformas, budgets, and communicate all revisions.
- Monitor the progress of development consultants and the construction process, ensuring adherence to budget and schedule.
- Maintain client and stakeholder relationships and manage conflict resolution.
- Coordinate project close-out and transition to property management.
