What are the responsibilities and job description for the Construction Manager / Sr Construction Manager position at McDowell Housing Partners?
Your general role and responsibilities will include the following:
• Develop and maintain business relationships with each 3rd Party GC field construction team, including Project Managers and Superintendents assigned to MHP projects to fully maintain and communicate knowledge of project schedule and budget to the VP of Construction, Development Manager and Development Team. Includes attendance of scheduled OAC meetings.
• Review and processing of monthly GC pay applications with all back-ups for inclusion into MHP monthly draws. Includes coordination with bank inspectors, and other inspectors as needed, monthly reporting documentations required by 3rd parties (i.e. certified payroll, MBE reporting, etc), coordination with Architects for certification, collection of lien releases and related back-up and the timely submission and follow-up with MHP Accounting as needed to ensure timely funding.
• Managing the oversight and follow-up on RFI’s, Submittals and other GC deliverables to the A/E to ensure prompt responses and approvals. Includes coordination of final Owner approval of all finishes with MHP Development Team and Interior Designer when applicable.
• GC change order reviews, including validation with A/E team and response recommendation to VP of Construction and Development Team for final approvals. Effectively communicating change order comments to GC and following up as needed with GC to bring closure to outstanding change orders with preservation and efficient use of Owner’s Contingency when appropriate.
• Monthly cost reporting and forecasting, including preparation of updated owner’s contingency log to include actual and projected GC change orders. Attendance on monthly update calls to present project progress, critical issues, schedule, budget, cost and contingency forecasting, etc.
• Participation with GC staff in updating and maintaining project progress schedule updates. Includes confirming schedule durations and sequencing with both GC staff and trade subcontractors and final approval of schedule updates before they are transmitted to MHP Development Team.
• Coordination and assistance with A/E and GC working with local building permitting entities (i.e. Building Department) to ensure schedule milestones are met (Permit Issuance, TCO’s, CO’s, etc).
• Management and scheduling of Owner subcontractors, consultants and vendors for field inspections (material testing, ADA/FHA, etc) and owner vendor performed work (i.e. playground, signage, access control, CCTV, etc).
• Lead quality control representative for MHP on projects, including mock-up inspections, submittal reviews and field inspection of completed work, including final finishes prior to punchlist.
• Coordination with MHP VP of Asset Management and 3rd party Property Management for project hand-off, including start-up, O&M’s, training, close-out documentation and management of any warranty claims within the initial GC warranty period. Includes management of Owner punchlist process per project and coordinated with MHP VP of Asset Management and 3rd party Property Management.
• Assist the VP of Construction on the General Contractor, Subcontractor, Vendor, and Consultant selection and bid process per project. Develop, review, and negotiate GC contracts, including qualifications and assumptions, exclusions, allowances, schedules of value, and project schedules.
• Other tasks as may be assigned by McDowell Housing Partners.
