McShane Construction Company is seeking an experienced professional to lead preconstruction efforts on multifamily projects. This role involves preliminary budgeting, schedules, bidding process, procurement, prequalification of subcontractors, detailed take-off and estimating, definition of bid packages, value engineering, and assisting in project buy-out.
Responsibilities
- Develop conceptual budget estimates and outline spec based on preliminary project information.
- Take lead and put together proposals for submittal.
- Lead the value engineering process to ensure cost-effectiveness.
- Advise clients on design decisions that impact cost and recommend alternative options.
- Participate in and document design coordination meetings to ensure clarity and consensus.
- Manage the MEPFP design build process from inception to completion.
- Resolve issues with plans and specifications during the design management stage and buyout process.
- Prepare contract exhibits to ensure compliance with project requirements.
- Provide a seamless project hand off to the operations team.
- Perform preconstruction responsibilities for multiple projects simultaneously.
- Prepare conceptual through GMP estimates to inform project decisions.
- Manage subcontractor bid solicitations to ensure timely and accurate responses.
- Analyze and review bid tabulations to make informed award decisions.
- Make early/major trade awards and recommendations to optimize project outcomes.
- Develop and maintain an Excel-based conceptual estimating model with historical costs.
- Maintain and monitor a qualified subcontractor list for all trades.
- Review, interpret, and accurately estimate the scope of assigned projects as described in the project documents.
Requirements
- Bachelor's degree in Construction Management, Construction Science, or related field, or equivalent combination of education and field experience.
- 4 years of experience in preconstruction or estimating.
- Thorough competency in On-Screen Takeoff or similar estimating software.
- Ability to develop conceptual budgeting for various product types with full divisional breakdown from limited program information or documents.
- Strong communication skills to work effectively with Owners, project professionals, and field and office staff.
- Proactive problem-solving skills to identify and propose solutions.
- Proficiency in Microsoft Office Suite, including Word, Excel, Outlook, and PowerPoint.
