The Building Automation Technician II position is responsible for programming, monitoring, installing, testing, re-commissioning, inspecting, diagnosing, repairing and programming building automation systems (BAS) including HVAC, building lighting, fire and safety devices, and other integrated systems. Other duties include updating and maintaining the graphical web interface that enables systems monitoring and diagnosis and applying knowledge of multiple communications protocols including DMS, BacNet, Lon Works, Siemens and Tridium. This position will work with a variety of control systems including Victor, C-cure, Inet7, Automated Logic, Trane, Johnson Controls, Siemens and other building control manufacturer's products.
This position is located at Ministry St. Elizabeth Hospital- Appleton, WI.
Responsibilities
Building Automation System Maintenance and Repair (50%)
- Troubleshoots, repairs, or coordinates repair of building-automation-system console communications equipment including printed circuit boards, modems, and leased data circuits.
- Prepares drawings and diagrams of system additions or revisions after installation.
- Writes and debugs computer programs for the building automation system (such as energy consumption reports and utility distribution reports).
- Handles emergency service calls, as directed, during both regularly scheduled hours and after hours (as needed).
- Test system readings, ensuring an optimal systems operation.
- Complete service repairs, replacements / adjustments / calibration on automated systems and its components by following maintenance, troubleshooting and installation instructions.
- Provide technical support for all capital projects dealing with control systems.
- Installs, maintains or services systems and components, to include setting and adjustment of pneumatic / digital controls, replacement of defective components, preventive maintenance and system monitoring.
- Installs services or replaces components including, but not limited to, switches, sensors, lines, pressure gauges, t-stats etc.
- Troubleshoots, adjusts, calibrates, repairs, and replaces electronic, electrical, mechanical, hydraulic, and pneumatic control systems and devices.
- Performs preventive maintenance tasks according to established schedules, i.e., test and adjust damper motor operation, review controls sequence, replace bad sensors, t-stats, humidity sensors, checking integrity of wiring.
