Position Overview
The Project Manager is responsible for the production of assigned remodel, new build, and commercial TI projects, adhering to budgets, schedules and ensuring a high level of client satisfaction during all phases of construction. This position is responsible for assisting with some preconstruction tasks, as well as management of all onsite personnel, including Melton field staff and Trade Partners, to achieve exceptional results with extraordinary client experience.
Essential Functions:
Oversee and manage field operations, trade partners and material suppliers on assigned projects.
Communicate daily with Site Superintendent or Lead Carpenter about all aspects of the projects, including delays and issues.
Achieve Production Department goals regarding gross profit, schedule performance, and client satisfaction.
Accountable for project budget management and maintenance during construction.
Understand and administer contract and subcontract agreements as required.
Schedule, organize, and run Preconstruction meeting prior to the project start.
Assist with preparation of and ordering of long lead items prior to the project start.
Organize and run weekly on-site client meetings. Distribute typed Agendas and Minutes in timely manner.
Help assess project labor needs and make reservations as needed on labor allocation schedule.
Review plans and production packages for completeness and make suggestions as needed.
Must be fluent in reading and understanding Structural drawings, Architectural drawings, MEP plans and all manner of Construction Documents.
Work directly with Melton in-house design team, as well as outside design and architecture firms, as necessary.
Build, monitor, and revise project schedule in tandem with Site Superintendent or Lead Carpenter throughout the life of the project.
Assist Site Superintendent or Lead Carpenter with managing, distributing, recording, and maintaining RFIs and Submittals as needed.
Review and approve invoices, materials receipts, and employee timecards on a weekly basis.
Assess, estimate, document and implement Change Orders during construction.
Manage product selection process in all phases of construction.
Anticipate and identify design and buildability problems (with the Superintendent or Lead Carpenter) before they arise.
Make additional client payment requests as needed to comply with the contract payment schedule.
Maintain a high standard of quality control throughout the life of the project.
Must have exceptional organizational skills and daily planning habits.
Manage 3-4 projects concurrently (depending on size and complexity).
Strive to identify and suggest procedural improvements SOPs, policy, best practices when and where needed.
Assemble all product warranty documents and information at the project closeout and hand-off to Client Experience Coordinator.
Enforce all company policies and protocols regarding safety and compliance.
Represent Melton Design Build in a professional and respectful manner.
Participate in all department initiatives and team-building exercises.
Other duties as assigned.

Knowledgeable about residential construction, systems, and related processes. Commercial
experience a plus.
Education & Experience:
Minimum of 2 years experience as a Construction Project Manager preferred.
Minimum of 8 years of experience in professional remodeling and construction preferred.
Proficient with Microsoft 365 (Excel, Word, PowerPoint, Teams, and Outlook)
Proficient with MS Project, FastTrack, Smartsheet or similar scheduling software
Familiarity with QuickBooks and its basic reporting and filtering functions
Work Environment:
Must be able to lift to 50 pounds.
Must be able to sit for extended periods at a time while performing required office tasks.
