Position Overview
We are seeking a highly experienced and results-driven Project Manager to join our team. This role will oversee all aspects of commercial painting and waterproofing projects, ensuring seamless execution from start to finish. The Project Manager will be responsible for AIA billing, change orders, submittals, subcontractor management, site visits, and operational KPIs, ensuring projects are delivered on time and within budget.
Key Responsibilities
Project Planning & Execution
✔ 5 years of experience in construction project management, preferably in commercial painting & waterproofing.
✔ Proven expertise in AIA billing, change order management, and subcontractor coordination.
✔ Strong ability to interpret blueprints, contracts, and project specifications.
✔ Proficiency in construction management software (Procore, Bluebeam, PlanGrid, Knowify, etc.).
✔ Excellent leadership, problem-solving, and communication skills.
✔ Ability to multi-task, prioritize, and meet deadlines in a fast-paced environment.

Project Planning & Execution
- Oversee all phases of commercial painting & waterproofing projects, ensuring compliance with contracts, schedules, and budgets.
- Manage project submittals, RFIs, ASIs, and addendums to ensure accuracy and efficiency.
- Lead and coordinate subcontractor meetings to track progress and resolve issues.
- Conduct continuous job site visits to ensure adherence to project timelines, safety protocols, and quality standards.
- Handle AIA billing, payment applications (PayApps), and pencil requisitions to ensure timely invoicing and revenue tracking.
- Manage change orders, ensuring they are documented, approved, and submitted promptly.
- Monitor and track operational KPIs, including labor productivity, material costs, and project profitability.
- Serve as the primary point of contact for clients, subcontractors, and field teams.
- Work closely with estimators, superintendents, and subcontractors to ensure seamless project execution.
- Collaborate with accounting and finance teams to ensure proper documentation and payment processing.
- Perform regular on-site inspections to ensure work is being completed per contract specifications.
- Ensure compliance with safety regulations, OSHA standards, and company policies.
- Address and resolve field issues, delays, and subcontractor performance concerns in a timely manner.
