What are the responsibilities and job description for the Superintendent position at Metro Management Development, Inc.?
Position available for a full-time, live-in superintendent with at least 10 years superintendent, assistant superintendent, or comparable experience needed for a 434-unit Mitchell Lama cooperative building in the Lower Eastside Section of Manhattan. Must be able to communicate in English and Spanish, be pro-active, good problem solver, well-organized and detail-oriented, with a high emphasis on the ability to communicate and follow-up on tasks through to completion. Supervise a staff consisting of 4 handymen, one temp handyman, 7 porters, and one temp porter.

Duties and Responsibilities
Please note that the following is NOT an exhaustive list of the duties and responsibilities.
- Daily inspection of the entire building, including roofs, mechanical rooms, and garage.
- Schedule, assign, and supervise the daily cleaning of the lobbies in three buildings, all hallways, laundry rooms, utility rooms, trash rooms, stairwells, common area restrooms, community room, and elevators as well as the promenade and sidewalks (including snow removal).
- Supervise the handling and placing of recycled items, composting, and building trash onto the street according to sanitation pick-up days.
- Assist, when possible, with the overseeing of building-related projects, consultants, and contractors. Escort or assign a handyman to accompany vendors performing building repairs, surveys, testing, and renovations when needed.
- Follow and perform a Preventive Maintenance Schedule.
- Communicate effectively with the property manager and residents, as well as vendors, suppliers, and contractors. Participate at open board meetings to provide building maintenance and repair status.
- Be on call 24 hours/7 days for building emergencies and securely maintain keys to shareholder apartments.
- Must be able to conduct/supervise acceptable levels of repair jobs through work orders and as directed by the property manager, including, but not limited to:
- -Changing of locking devices/cylinders, push bars, etc. Replacing doorknobs and adjusting door closing mechanisms ex, door checks and hinges.-Conduct/supervise minor electrical, carpentry, plastering, painting, and plumbing (leaks, in apartment shutoff valve replacements) work as per Union allowances.
- Report violations of lease and House Rules infractions to the property manager immediately.
- Review property to ensure compliance with all fire and safety codes and regulations. Suggest precautionary repairs when and where risks appear.
- Troubleshoot, any/all major building mechanical problems and work to solve problems timely and cost-effectively.
- Operate, maintain, and troubleshoot any/all building systems; perform preventive maintenance checks (for example, low-pressure steam heat system, water & vacuum pumps, compactors, gravity water tank system, ventilation systems, elevator systems, automated lobby doors system, setting up flood proofing barrier system, and combined heat & power cogeneration gas turbines); work to solve problems in a timely and cost-effective manner.
- Make sure all common areas are properly illuminated. Have handymen address bulb replacement and porters report the need for bulb replacement. This is Part of the Preventative Maintenance Schedule.
Skills and Requirements
A candidate must have experience in painting, plumbing, and electrical repairs, ConEdison steam, and the ability to diagnose the nature of building problems and handle emergencies.
- Be able to plan, organize, and monitor work activities according to priorities, established schedules, deadlines, and emergencies.
- Be able to lift heavy items, walk up and down stairs, use ladders, roof access hatches, and other physical demands required to complete job tasks following OSHA standards.
- Be computer and email literate, with knowledge of Building Link (or be able to learn within the first month), mobile phone, texting, steam heating control, and co-gen control systems.
- Possess a working knowledge of equipment, supplies, and materials used in maintenance and repairs.
- Knowledgeable in submitting monthly status reports of pertinent building issues.
- Be able to test and troubleshoot building equipment when failure occurs or for preventive maintenance.
Certifications
- Citywide Maintenance for Sprinkler Systems-Standpipe/Fire Pump/Roof Tanks
- Building Maintenance Mechanic certification 32BJ
- Must have a G-92 Supervision of High-Pressure Natural Gas Fired Micro Turbine Systems or ability to get the G-92 within 2 months of accepting the job offer.
A salary of $1,532.40 is offered for qualified individuals.
