Property Management firm is looking for an experienced Portfolio Property Manager to oversee the operations of a multi building rental complex in Forest Hills.
PROPERTY MANAGER'S PRIMARY DUTIES AND RESPONSIBILITIES:
The Property manager will be directly responsible for overseeing and coordinating maintenance of all units, addressing emergencies during and after hours.
· Oversee all community operations, maintenance services and outside contractors/vendors.
· Effectively communicate with staff (Superintendent), the Board and Residents
· Field all tenant concerns/complaints and inquiries
· Implement cost saving and revenue increasing initiatives
· Enter, track and follow up with staff and residents on all maintenance work orders
· Perform weekly inspections of exterior/interior to ensure staff are properly maintaining the buildings, grounds and curb appeal.
· Implement an in-depth review of the governing documents (By-Laws, House Rules) to ensure operations are in accordance with governing documents
. Oversee arrears collection and work alongside legal counsel, as necessary
· Communicating with the Supervising Director and Board of Directors in all aspects of property oversight
· Attend monthly in-person evening board meeting
· Assist in creating and maintaining the annual budget
· Preparing and sending emails and other notices
· Ensure semi-annual cleaning of all sewer drains
· Processing proposals, repairs and invoices for proper approvals and payments
PROPERTY MANAGER EDUCATION & EXPERIENCE REQUIREMENTS:
· 5 years of Property Management Experience
PROPERTY MANAGER REQUIRED KNOWLEDGE / SKILLS:
· Proficient in: MS Office; Word, Excel, Outlook-Calendar, One Drive, and Google counterparts
· Must be proficient in
· Must have excellent verbal/written communication, and outstanding customer service skills.
· Personable, flexible, and adaptable with a can-do attitude.
· Must be detail-oriented, highly organized, self-motivated and have the ability to prioritize tasks and projects with limited direction and time constraints.
· Ability to be resourceful and proactive in dealing with issues that may arise.
· Be calm and effective under pressure, have good problem-solving skills, and be solution
· focused.
· Superior judgment, professionalism, and the ability to maintain the highest level of
· confidentiality.
· Bilingual English/Spanish a plus
Compensation commensurate with experience.
