Metropolitan Holdings Limited is a fully integrated Developer, Builder, Owner, and Operator of Multi-Family and Mixed-use communities and offers commercial real estate brokerage services for the benefit of our employees, clients, vendors, partners, and investors. We are headquartered in Columbus, Ohio and have properties throughout the Columbus, Dayton, Cincinnati, and Akron / Canton markets. We are seeking an Assistant Project Manager for our current development project based in Huber Heights, Ohio.The Assistant Project Manager will assist with the planning, development, coordination, and management of onsiteconstruction activities for projects to achieve an on time and on budget project, which will result in satisfiedclients, as well as a satisfied construction team.
Duties and Responsibilities
- Update and maintain all sets of Drawings, Specifications and Addendums in Procore, Project Shared Drive,
as well as copies in the site office.
Prepare all current document distributions to subcontractors.Provide technical support for construction team including participation in construction planning. This willinclude participating in and documenting design coordination meetings.
The APM will attend and document all project meetings. This is inclusive but not limited to SubcontractorProgress Meetings, Internal Team Meetings, Bid Reviews and OAC Meetings. The APM is responsible for
the preparation of meeting agendas and for the distribution of all meeting minutes to the appropriate
individuals.
Generate take-offs of plans to assist Project Manager with subcontracts and job costing.Assist with the preparation and updating of the construction schedule and weekly look ahead schedules.The APM will be responsible for participating in and assisting with implementation of the on-site safetyprogram. This may include any documenting and reporting of safety violations.
Assist the Project Manager with the buy-out and procurement of all trades and materials necessary for theproject.
Prepare and maintain RFI and Submittals logs. The APM will be responsible for tracking due dates of anyopen items and reporting any delays.
The APM is responsible for submitting, managing, and closing out all RFIs and Submittals. The APM willreview thoroughly prior to submission to the design team to ensure accuracy and completeness.
Preparation and management of the project Material Procurement Log.Prepare and document Extra Work Requests and Change Orders. This includes reviewing change orderrequests for accuracy.
Compile contract closeout documents and as-built drawings. Schedule and document owner training andcommissioning.
The Assistant Project Manager will support the project team during the Punchout process and may berequired to create and manage punch lists.
Review submittals and shop drawings with Construction Manager.The APM will be responsible for tracking and documenting any changes to finishes or design elements.Perform additional assignments per supervisors direction.Support the Metropolitan Holdings environment that fosters teamwork and customer excellence.The APM will need to have dependable transportation to site and will be required to have a phone. The APM understands that they will occasionally need to be available to take phone calls and respond to emails during non-working hours.The working hours for this position can vary, and at times, may include working on the weekend or evenings to ensure the project schedule is maintained and deadlines are met.Job Requirements
Project Management experience with 3 years minimum in multifamily.Strong interpersonal skills, ability to communicate and manage well at all levels of the organization and with staff at remote locations essential.Strong problem solving and the ability to exercise sound judgment and make decisions based on accurate and timely analyses.High level of dependability with a strong sense of urgency and results-orientation.Extremely organized and must be able to keep accurate records digitally on Procore and other company software.Highly proficient in Microsoft Excel, Word, Bluebeam, Microsoft Project, Outlook, and any other supporting software necessary for the job.This person must share our company core values where they :
