Job Overview
The Building and Utility Services Lead is responsible for overseeing and managing the day-to-day operations of facility maintenance, utilities management, and related services. The Team Lead will supervise a team of facilities technicians, coordinate maintenance schedules, ensure compliance with safety standards, and handle any utility-related issues. The role involves ensuring that the workplace or facility operates efficiently, safely, and cost-effectively.
Key Responsibilities:
- Team Management & Supervision:
- Lead, mentor, and supervise the facilities and utilities team to ensure effective and efficient service delivery.
- Assign tasks to team members based on skills and expertise and monitor task completion.
- Ensure proper training and development opportunities for team members.
- Maintenance & Operations:
- Oversee the regular maintenance of buildings, equipment, and utilities such as electrical, plumbing, HVAC, and water systems.
- Ensure that all facilities and utility systems are operational, safe, and comply with relevant codes and regulations.
- Conduct routine inspections to assess the condition of facilities and utility systems.
- Emergency Response:
- Serve as the point of contact for emergency repairs or facility-related issues, including power outages, plumbing issues, and HVAC breakdowns.
- Coordinate emergency response actions to minimize downtime and disruption.
- Budgeting & Cost Control:
- Assist in the preparation of the facility's budget, including forecasting expenses for maintenance and utilities.
- Monitor and control operating costs for facility maintenance and utilities, ensuring optimal resource usage.
- Identify areas to reduce costs without compromising service or safety.
- Vendor & Contractor Management:
- Manage relationships with external contractors and service providers, ensuring they meet contractual obligations.
- Oversee the procurement of tools, equipment, and services related to facilities and utilities.
- Safety & Compliance:
- Ensure that all facilities and utilities work is carried out according to safety regulations and company policies.
- Maintain compliance with local, state, and federal regulations governing facility operations and utilities.
- Conduct regular safety inspections and audits to mitigate any potential hazards.
- Reporting & Documentation:
- Maintain accurate records of all maintenance activities, repairs, and inspections.
- Prepare regular reports on team performance, maintenance issues, and budget expenditures for senior management.
- Track and report any utility consumption trends, helping to identify opportunities for efficiency improvements.
- Continuous Improvement:
- Implement best practices for facility and utilities management to improve operational efficiency.
- Identify and implement innovative solutions to optimize energy use, reduce waste, and improve sustainability within facilities.
Minimum Qualifications:
- Requires a minimum of high school diploma or GED equivalent
- Must be computer literate, working knowledge of MS Office and Maintenance Help Ticket Systems preferred.
- Requires 3 years of supervisor experience.
- Must be able to lead and motivate staff in a professional and courteous manner.
- Must be detail-oriented and be able to handle multiple tasks simultaneously.
- Must possess decision-making and organizational skills.
- Must possess strong verbal and written communication skills in English.
- Must be able to interface with all levels of Meyer employees, customers, vendors and outside contacts in a positive and professional manner.
- Must possess mental and physical capabilities necessary to perform the job duties.
