MGMT Residential is a fast-growing, dynamic real estate services company that specializes in real estate development, property management and brokerage services, providing exclusive rental listings for apartments located in the Manayunk and Roxborough neighborhoods of Philadelphia.
Role and Responsibilities
The Facilities Engineer Manager oversees all aspects of property maintenance for our portfolio of properties, responsible for managing a team of technicians, ensuring the property’s systems and facilities are in optimal condition, and delivering excellent service to our residents. The Facilities Engineer Manager oversees the work of others and therefore must be able to work independently but also within a team, coordinating with other trades and departments as needed. Specifically, the Facilities Engineer Manager is expected to :
- Supervise and lead the maintenance team in daily operations, repairs, and preventative maintenance.
- Oversee maintenance tasks, including HVAC, plumbing, electrical, carpentry, appliance repairs, and general building / property upkeep and perform as needed.
- Coordinate and monitor contractors and vendors for specialized services.
- Ensure compliance with safety regulations and company standards.
- Respond promptly to resident service requests and emergencies.
- Schedule and track routine inspections, including unit turnovers and grounds maintenance. Proactively inspect existing buildings, equipment, and systems to identify issues and develop a plan for resolving them. Demonstrate organizational skills and the ability to follow up and close out work orders
- Manage building systems to ensure proper functioning. Develop and implement preventative maintenance procedures for all systems, including the planning and scheduling of repairs
- Keep property maintenance storage organized and ensure supplies are ordered and available as needed.
- Provide input for the development of the building maintenance budget, including maintaining receipts of purchases and inventory records for equipment and supplies
- Communicate clearly with all property management staff, sub-contractor trades and residents while maintaining a professional demeanor and demonstrating strong oral and written communication skills
- Be available for after-hours services during designated on-call times
- Other duties as assigned
