As an Assistant Regional Manager, you will play a critical role in actively managing and supporting the oversight of multiple residential communities within your assigned region. This live-in position, following a trial period, requires hands-on involvement in property operations and maintenance while also providing managerial leadership to onsite teams. In addition, you will be expected to work on call to address urgent issues and ensure the safety, satisfaction, and comfort of residents. The role blends active engagement in day-to-day tasks with the responsibilities of managing people, projects, and processes.
Key Responsibilities:
- Team Support and Leadership:
- Ensure team members are effectively engaged in their assigned tasks.
- Assist in supervising and mentoring onsite teams, including Property Managers and Maintenance Supervisors, ensuring seamless daily operations.
- Actively participate in training and supporting staff, fostering professional development and team cohesion.
- Provide hands-on coverage and step in to manage sites directly during staff absences or vacancies.
- Operational Oversight:
- Engage directly in maintenance tasks and repairs, supporting onsite teams as needed to maintain property standards.
- Monitor preventative maintenance schedules and ensure timely execution of maintenance and repair tasks.
- Oversee compliance with safety protocols, regulatory requirements, and company policies across all sites.
- Snow Removal:
- Operate snowplows, salt spreaders, snow blowers, and large snow removal machines.
- Handle manual snow removal tasks, such as shoveling.
- Resident and Client Relations:
- Actively participate in the turnover process while monitoring progress, addressing delays or challenges, and ensuring efficiency throughout the operation.
- Serve as an onsite point of contact for escalated resident concerns, addressing issues with professionalism and urgency.
- Work collaboratively with the Regional Manager and onsite teams to ensure a positive resident experience.
- Proactively identify opportunities to enhance tenant satisfaction and retention.
- Regional Collaboration:
- Partner with the Regional Manager to align on goals, budgets, and timelines while taking an active role in project execution.
- Conduct regular property inspections, identify areas for improvement, and implement solutions.
- Provide detailed reports and updates on site conditions, staff performance, and project progress.
- Emergency and On-Call Responsibilities:
- Live onsite after a trial period and be available to respond to emergencies outside of regular working hours.
- Coordinate regional responses to emergencies, such as severe weather or urgent maintenance needs.
- Participate in special projects and initiatives to enhance operational efficiency across the portfolio.
Qualifications:
- Proven experience in property management or a related field, with multi-site operations experience preferred.
- Strong leadership and interpersonal skills with a hands-on approach to problem-solving and team management.
- Technical knowledge of property maintenance systems, including electrical, plumbing, HVAC, and groundskeeping.
- Excellent organizational skills and the ability to manage tasks both independently and collaboratively.
- Strong communication skills, both written and verbal, to engage effectively with residents, staff, and leadership.
- Experience with regulatory compliance and safety protocols.
- Proficiency in property management software and tools.
- Availability to live onsite after the trial period and respond to on-call emergencies.
- Valid Driver’s License.
