- Duties/Responsibilities Job Knowledge and Duties
- 1. Perform daily functions of running the self storage facility in accordance with company standards
- 2. Complete daily walk thru including lock checks and cleaning units as needed
- 3. Make daily bank deposits and ensure accuracy of deposit information
- 4. Be familiar with the Texas Chapter 59 Lien Laws (Refer to TSSA "Goldbook")
- 5. Be familiar with self storage unit leases, vehicle and boat/RV lease processes
- Professional Image
- 1. Keep office clean and organized, free of any clutter, pets and odors
- 2. Report via work order any areas outside manager expertise
- 3. Oversee contractors and third party vendors work
- Repair and Maintenance
- 1. Perform light repair and maintenance duties, including:
- 2. Cleaning out units
- 3. Wiping down doors
- 4. Pickup up trash
- 5. Cleaning Hallways, office and bathrooms
- 6. Change HVAC filters as required
- 7. Grease door springs on roll-up doors
- 8. Oil gate chain as needed
- Administrative & Legal
- 1. Maintain accurate records for each customer including lease, addendums, correspondence
- 2. Communicate with customers and potential customers in a manner that is professional and in a fashion that limits the legal liability of the company
- 3. Keeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelines
- 4. Keep post auction paperwork labeled and filed
- 5. Use computers as designated for business use only
- 6. Be proficient at self storage management software
- Collections
- 1. Perform required communications in accordance with company standards
- 2. Make collection calls and send reminder notices per company standards
- 3. Send uncollected balances to approved collection agency
- Sales
- 1. Meet or exceed net rental goal each month
- 2. Follow up on all internet, e-mail or call center leads, maintaining a 60% conversion ratio from lead to rental
- 3. Achieve and maintain occupancy and revenue goals each month, maximizing revenue by limiting concessions, discounts and waived late fees
- 4. Ensure phones are answered in a professional manner
- 5. Show a storage unit to every walk-in customer
- Customer Service
- 1. Provide greater than expected customer service including:
- 2. Being polite and respectful, listening to customers needs
- 3. Stand when anyone enters the office
- 4. Escalate customer concerns as necessary, following up with customer
- Marketing
- 1. Perform in-store and off-site grassroots marketing, visiting at least four businesses per week
- 2. Create and keep current a marketing log to track marketing activity
- 3. Effectively use company provided marketing materials to enhance marketing activities
- 4. Attend company approved or sponsored marketing events

Pay: $15.00 - $18.00 per hour
