What are the responsibilities and job description for the Apartment Maintenance Technician position at Mississippi Regional Housing Authority No VIII?
Summary: Repair a wide range of maintenance problems. Trouble shoot and repair electrical, plumbing problems and minor ac (replace filters, capacitors, thermostats). Example: handle repairs of carpentry problems including doors roofs, locks, daily maintenance including sheetrock repair etc. Assigned to work at a designated apartment complex and may be called upon to assist other personnel at other apartment sites as needed. The requirements listed below are representative of the knowledge, skill and/ or ability of the employee. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
1. Repairs all types of plumbing problems in apartment units, including sinks, tubs, toilets and sewers.
2. Repairs all household appliances and equipment in project units, including refrigerator, gas/electric stove, dishwasher, garbage disposal (cleans as necessary),
3. Repairs carpentry problems in project units, including (examples) molding, doors, locks, roofs and windows.
4. Trouble-shoots and repairs all electrical problems inside and outside project units, including meter base, breaker box, switches/ receptacle, fixtures and fan motors.
5. Installs sheet rock in units.
6. Takes immediate action on all Emergency and Urgent work orders; may be required to work on-call and after hours.
7. Inspect apartment grounds daily making notes of grounds violations, while picking up loose debris.
Also communicates regularly with management regarding maintenance issues (examples):
- Local utility companies
- Work orders & maintenance concerns.
- Clients
8. Reads blueprints or be able to obtain information of local projects to locate main sewer lines, cutoff valves and other items.
9. Performs the following duties regarding work:
· Gather supplies daily to be taken on repair orders or as needed.
· Routine maintenance
· Annual inventory of shop area
· Completes work orders accurately and efficiently.
10. Performs the following duties as needed:
· May oversee and trains maintenance personnel as needed.
· Obtains supplies from local vendors (only as needed)
· AC/ Heating diagnostics & repair
· General clean up and repair work to prepare vacant units for occupancy; includes painting, housekeeping/ cleaning apartment interior, removing debris and all types of carpentry work.
11. Any other reasonable related duties as assigned since these duties may change due to business necessity.
Qualifications
- Mechanical knowledge and experience
- Prior experience in facilities maintenance
- Knowledge of maintenance best practices
- Experience in residential painting and manufacturing
Nature and Scope:
ED/EXP: This position requires a vocational degree or equivalent plus 1 or more years of related experience or a H.S. Diploma plus 2 or more related experience. Employees must be proficient in all areas of maintenance and either possess a minimum Type I & II HVAC Certification (Universal Desired) or be certified. Applicants will be required to utilize an agency vehicle, must possess a current in state driver’s license in good standing with a good driving record. However, an applicant with a valid out of state driver’s license is a current military dependent or resides outside the state (MS.) will not be required to have an in-state driver’s license. Applicants must maintain their current out of state driver’s license in good standing.
W/C: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential duties of the job. Employees must be physically capable of accessing all areas of a dwelling, including climbing stairs and entering crawl spaces. Structures may be multi-storied and/or handicapped inaccessible. The employee must regularly lift and/ or move up to 25 pounds, and occasionally lift and/ or move up to 50 pounds. Employees may be exposed to unfavorable conditions during the maintenance process. Employees must be able to physically lift equipment, tools and appliances.

Pay: $18.50 - $22.00 per hour
