JOB BRIEF
The Maintenance Coordinator is responsible for managing the administrative aspect of the maintenance department and serves as a laison between the maintenance department and other administrative entities. In addition, the Maintenance Coordinator serves as quality control for the maintenance department.
DUTIES AND RESPONSIBILITIES
· Receive and enter service requests into the system.
· Meet daily with the Property Manager and Maintenance Supervisor to distribute service requests, assign tasks, receive updates on work progress.
· Receive completed service requests and pictures of repairs and enter/upload into the computer system.
· Follow-up with residents on completed service requests to ensure resident satisfaction.
· Place and track inventory orders.
· Coordinate with vendors and contractors.
· Along with Management and Maintenance staff, regularly inspect occupied units.
· With the Maintenance Supervisor, inspect newly vacated units for any repairs needed and create supply list for materials.
· Inspect newly completed Make-Ready units for new resident move-in.
· Periodic, random inspection of newly completed service requests to verify quality of work.
Requirements
· Computer skills including Google drive, MS Word, MS Excel, email.
· Excellent research skills to locate parts, equipment, service manuals, vendors, and contractors.
· Organizational skills.
· Understanding apartment maintenance skills and standards.
· Great Customer Service Skills.
· Ability to lead others.
Job Type: Full-time
Pay: $17.00 - $19.00 per hour
Expected hours: 40 per week
