The Maintenance Technician/Assistant works a Tuesday through Saturday, 8am to 5pm schedule under the general direction of the Community Administrator. This position involves specific duties assisting in all on-site maintenance procedures including carpentry, electrical and plumbing repairs. Position responsibilities require daily pool and spa maintenance and regular monitoring and maintenance of electric, gas and water utilities.
Position Responsibilities:
Maintenance of Community Facilities and Grounds:
- Assist in the performance of maintenance and repairs of all community buildings, equipment and common areas, including swimming pools, spas and saunas in accordance with Company standards and applicable laws.
- Maintain/assist in the keeping of maintenance records as required (e.g. FMX, pool/spa log and other reports as necessary).
- Maintain/assist in keeping ongoing maintenance records on all Community equipment.
- Daily chemical check of pool and spa and add chemicals as necessary, properly record pool/spa readings, sweep pool deck to assure tree debris has been cleared, empty skimmer baskets, brush tile sides of pool/spa, vacuum pool as necessary.
- Regularly reference spreadsheet titled “Task List Scan” (Current draft attached) to assure on-time completion of daily, weekly, monthly and annual maintenance tasks.
- With regard to the gas utility system, and after successful completion of appropriate training, assure that required tasks are completed as indicated in FMX, assure timely completion of required documentation and properly file documentation in gas utility system operation binder.
- After completion of WRE (Waiting to be Re-engaged) training, respond to community infrastructure emergencies, i.e. water leaks, gas leaks, sewer backups, community property damage, and other community related emergencies as needed.
- Assist in maintaining Community clubhouse in a well-kept, clean and disinfected condition.
- Maintain work/storage areas in an organized and clean condition.
- Complete community lock-up procedures on selected evenings.
- Accurately read electric, gas and water utility meters on a monthly basis and report data to Community Administrator.
- Assist in coordinating major maintenance issues with the Company Maintenance Superintendent.
- In cooperation with Community Administrator, monitor and oversee the work of landscape maintenance contractors to ensure that Community landscaping is maintained to Company standards.
- Assist in purchasing from authorized suppliers all community janitorial and maintenance supplies, and keep detailed inventories of these supplies. Pick up supplies from suppliers using Company-owned truck.
- Assist in the maintenance and regular upkeep of the Company-owned home.
- Be capable of implementing and/or directing the Community emergency procedures in partnership with the Community Administrator.
- Perform other duties as required.
Resident Relations:
- Respond respectfully, promptly and completely to tenant concerns and inquiries. Keep Community Administrator informed of all tenant interactions so as to agree upon tenant situations and methods of issue resolution.
- Become knowledgeable about the contents of the Residency Guidelines and Community Procedures and regularly reference those Residency Guidelines to assure tenant compliance.
- In cooperation with Community Administrator, assure tenant compliance with all Residency Guidelines and Community Procedures.
- Under the direction of Community Administrator, may perform complete walk-around annual inspections of all homesites, report deficiencies to residents, and ensure that corrections are completed in a timely fashion.
- Assist Community Administrator in inspecting the exterior of homes offered for sale and the related homesite, advising residents of deficiencies and ensuring that any known deficiencies are ideally corrected prior to sale.
- Serve or assure the proper service of legal notices as generated and/or approved by the Main Office, in Community Administrators' absence.
- Work cooperatively with all Community resident groups.
- Treat all Company matters and resident related information in a confidential manner.
Main Office:
- In partnership with the Community Administrator, report significant maintenance and resident relations concerns to the Property Management Department for assistance developing proposed solutions.
- Maintain effective ongoing communication with Community Administrator and the Property Management Department.
- Cooperate and work closely with Community Administrator regarding major maintenance issues and projects.
- Accurate daily recording of hours worked in ADP.
Communication:
- Communicate with Residents to respectfully enforce Residency Guidelines, effectively relay information to tenants and responsibly partner with Community Administrator to assure tenant compliance with the Residency Guidelines.
- Communicate with Community Administrator on a regular basis, follow instruction, promptly complete assigned tasks and provide regular feedback on various park related issues.
- Handle difficult and potentially confrontational problems with decorum and professionalism; seek to resolve issues; request on-site supervisor assistance when necessary.
- Document community related matters through written notes, Daily Log entries and regular updates to FMX.
- Maintain a high degree of confidentiality with regard to tenant issues.
General Requirements:
- High school diploma or the equivalent.
- Previous experience in apartment or mobilehome community maintenance or management desired.
- Basic handyman skills with painting, woodworking, minor plumbing and electrical repairs.
- Proficient in the use of small tools (screwdrivers, hammers, saws, etc.) and be physically able to use larger tools, such as shovels, picks, rakes, etc.
- Moderate level of proficiency with computers in order to complete the following work related activities: email communication, tracking maintenance reports, recording hours worked in ADP, conducting internet research and ordering products/supplies.
- Ability to swiftly respond to emergency situations as they relate to community maintenance.
- Must work well with and effectively relate to community residents.
- Must work well with the Community Administrator and must communicate and cooperate effectively with the Main Office.
- Must be able to read and write in English and communicate effectively, orally and in writing, with residents, visitors, vendors, etc.
- Possess a valid driver’s license, current personal auto insurance and be able to drive a Company vehicle.
- Receive satisfactory results from Company conducted background check. Background check includes: social security number verification, DMV records, criminal history & past employment verification.
Physical Requirements:
- In connection with maintaining the property, reading meters, responding to emergencies and performing maintenance duties as required, employee must be able to lift, push or move up to 40 pounds.
- Frequent, intermittent and/or continual standing and/or navigating throughout the community.
- Ability to deliver resident communication notices throughout the community and respond to maintenance emergencies.
- Must be able to use and climb a ladder
- Regularly bend, stretch and squat
- Sufficient hand, arm and finger dexterity to operate a computer keyboard and other office equipment.
- Must also have vision necessary to perform prescribed duties.
- Speaking and hearing ability sufficient to communicate in person or over the telephone.
